i was having the exact same troubles with my…[Read more]
Yeah it is amazing at what information is publicly available for the right price! Does come in handy when people like to talk themselves up saying how much they own and how little they paid thinking they can't be proved otherwise! Every now and then that makes my day
Sounds good Freckle! Is this heavily reliant on the slowing mining industry though? Or do you see the minimal capital outlay on your part as a hedge against anything that could happen short term?
Need a business partner located on the east cost? haha

Derek, is it really that easy to find out who owns what?
It sure is Joe! If I knew your last name I could tell you exactly what you own and have previously owned and exactly how much you paid for it on the exact date. Pretty scary really!
Thanks for the replies! The strata fee's aren't too bad… between $2000 and $3000 pa, considering it has a gross yield of nearly 10% I shouldn't really be complaining.
I guess I was just curious as to whether it is a stupid idea to go the opposite way to the norm of Buying a block of units, strata title them and sell or revalue to add instant…[Read more]

Turn off your hot water system (water supply) and check your meter again. This should indicate/confirm its a hot water side leak.
This is a much easier option than disconnecting the pipes as I suggested! haha you can tell I am not a plumber or had much to do with hot water systems!
Not sure Joe?.. Maybe thought "rich out of town property investor – we'll take him for all he's worth"
Or he just isn't too sure himself?
Or I am completely off the mark!?
I work with electricity not water but the principle of fault finding is similar – If you can't pin point the fault, break the circuit up to at least narrow it down.
I am not a plumber but if it were my house I would turn the hotwater system and water off, disconnect the outlet pipe and plug the outlet from the hotwater system. Then turn your water back on. Once your hot water system is full then check your water meter. If it is still ticking over then you know the leak is not the hot water lines, and possibly…[Read more]
Being 'new' to investing you will find that everyone seems to know where the next best spot to invest is. Don't listen to them. I am not saying Darwin isn't a good place to invest as I haven't done any research on it. All I am saying is only take advice from people who have achieved what you want to achieve. They have proven that they know what…[Read more]
Personally I think it is a great place to invest. Plenty of potential in my opinion. I currently have two properties there and looking to buy a third hopefully before the end of the year.
Where abouts are the units you are looking at?
Hi Mattsta,
I actually loved this original post by ALF1 so I was glad when it came back up in my email notifications! As for interesting things to share… Can't say I do Just trying to pay down the PPOR loan so I can borrow again for my next IP! Hopefully before Christmas fingers crossed! How about yourself?
Yeah I think that is one of the hardest things to do when you first start out… Trying not to get too emotionally attached to a property or suburb and work purely of the numbers. If it is for an investment that is, if for a place to live then that's a different story.
Hope you find what you're looking for.
Are you in a high tax bracket? As the depreciation allowances on a new building can be a nice carrot. One thing to look out for in new estates is how many houses are being released at once? If they flood the market it could effect prices (which could be good for you buying), but how many would be immediately put up as a rental? If others are…[Read more]
