    Hi there Jaffasoft. Great calculator, makes my Excel spreadsheet look a bit dull [blush2]. A couple of things I’d like to suggest ( very minor, petty things )

    With me personally being pedantic about spelling etc, you might want to run a spell checker over the main page ( miscellaneous, amongst some others ).

    With me being from the NT, we spell NT with both N and T as capitals.

    And the other fact that I didn’t like was that after all the calculations, my current IP gives me $0.26 Cashflow Positive Weekly [grrr].

    Not your fault, but explains my puzzlement (?) over the less than impresseive results of the IP.

    Thanks again, it is now on my laptop ( a great do-dad ) and working wonderfully.

    First things first – start saving! Put away as much as possible ( without living on noodles and water ). In the meantime, read all the posts you can here, read books ( there is a thread here somewhere on what is recommended ) and learn about “due diligence” amongst other things.

    Secondly, when you think you have enough info, talk to one of the mortgage brokers here on the site. They will let you know what they can do – and from what I have read here, some miracles are indeed possible.

    Is the duplex part of a bigger group of units? If not, and if you own both, why would you need a body corporate? Just treat the two units as separate entities.

    Strata titling depends on how the current owner set things up ( I think ). You would have to work out the benefits / non-benefits of having the units strata titled and under a body corporate.

    You do not have to buy both units in a duplex. But you do have to pay rates for each one though.

    Not a lot of info here, but all helps in the end right?

    Yack, mine was more of a necessity. My IP was originally my PPOR, until I met that “special someone” and we moved in together.

    I placed it in the hands of a RE agent to manage. First tenant was a bloke I worked with – not a good idea at all. At about the same time I heard of man by the name of Kiyosaki doing seminars. With my girlfriend, I flew to Sydney ( I live in Alice Springs ) for the seminar. Had a great weekend as well.

    Then I heard Steve McKnight talking on Tony Delroy’s night life one night at work. Bought the book the next day, found this site, and have had “the bug” since. Almost bought another property this week, but email was a bit slow.

    Plan on buying again soon.

    Just my 2 cents worth.

    Also – install AND update both Ad-Aware ( http://www.lavasoft.de )and Spybot. They are both free, and used in conjunction with each other, along with your anti-virus, will get rid of most things.:)

    Misty1 – I feel your pain. After not being online for a few days, I was actually at the cafe I go to for 5 hours – mostly looking at this site and for real estate in general.

    In case you are wondering, I am in Malaysia and they have wireless broadband for about $100 aus a year, unlimited!!

    Sports Memorabilia.

    1 – Glenn McGrath “Zero Gravity” – amazing catch he took whilst perpendicular to the ground.

    2 – 2 signed Subaru WRX, numbered, Possum Bourne posters.

    3 – mini cricket bat signed by 2 of “The Invincibles” (if you don’t know cricket, you won’t understand [biggrin])

    All originals and because I only paid for 2 of the items ( it IS all legal, gifts ), appreciation is rather healthy

    Looking at some Carlton stuff also.

    Also got some managed share stuff, which I am quite impressed with – but may not have much longer, going to be used as partof deposit for new IP. [blush2]

    I also know how to picture-frame so if I get bored on my days off, may look at second job to fund habit buying do-dads.

    Value for money – ha. Cost does not matter for exquisite cheese[rolleyesanim] Camembert rules the roost [medieval].

    Okay, I’ll start it.

    I lived in my IP for 4 years. Most I did was put refrigerated aircon in. When I moved in with my girlfriend, I rented out my unit. After replacing the back door, putting in fan/heating in bathroom/toilet, and having it painted, I had it valued.

    I nearly hit the floor. Paid 67000 in 98, worth 85000 in Jan 04. Get 165/w for semifurnished.

    After a fairly late night last night, I finally got all states to work correctly. All except ACT on a price of $500,000 – go figure. Thanks to Mortgage Advisor and all other’s for the help.

    Next task is a rough LMI price.[blink]

    Thanks Mark, an email is on the way. Being not very experienced with excel nuances ( ooh big word ) I would like to see how I went.

    Agree there with Mortgage Advisor – just clear your debts first, then worry about everything else later on.

    Hi all, after using the IFs just for the NT, I think I may take sizzling_duck’s ( luv the name ) advice and use a table for all states.

    I am not a “formula guru” in excel. Working out the three IFs for the NT hurt my head enough [confused2].
