    And what is wrong with Carlton? They performed magnificently on the weekend. Just because they won’t play like that again for another 5 games DOESN’T mean a thing [guilty].

    At least we didn’t resort to choke holds and fighting when we were losing. [medieval]

    Melbear, I refinanced in January, from IO to P&I. I was not happy with the way things were going. I am not naturally “thrifty.” I saw that to actually make progress, I needed to make the loan P&I as I wouldn’t have to worry about making sure there was enough in the account to pay on the set date.

    Now it gets paid every fortnight, the same that I get paid – I don’t even have to think about it. [blink]

    Yeah me too. Even cleaned up the overgrown yard. Mind you I don’t think I did the carpet any favours – my washing machine overflowed while I was not at home – twice!

    Just some more info for you Derek.

    The IP was previously my PPOR – that’s why I bought it [blush2]

    It was bought in 1998, turned IP in January 2003, so no worries about CGT there. What would b the CGT at this time if I sold?

    I followed your advice and just put all the details into ez-rent. The result is worse – $700 per year the unit is costing me. [ohno2]

    From what I have read of SOME OF your posts, I am inclined to agree with the moderators. After reading SOME posts, I have thought “damn, what is your problem.”

    I do agree that the moderators need to be impartial. As you have said you have received PMs so we are not aware of those ( thankfully ), so we do NOT know the full story.

    Wez, this has been discussed before. Steve himself made a post saying due to various reasons ( licence to do so, site purpose etc ) there was to be no direct discussion about shares.

    There is a post somewhere about it for more clarification :)

    Why not teach your Mum about real estate at the same time? Maybe you could convince her to become a property guru too?

    I did one year of Uni – that was 9 years ago, straight out of secondary school. I regret two things – 1 – obviously not finishing what I started, and 2 – not taking a year off in between finishing secondary school and starting uni.

    Do what has been suggested. Finish school, take a year off and work in some sort of industry related to real estate ( I suggest those that enable you to do your own handyman stuff ), then go back to Uni and study something that you think will help you in the real estate game.

    Of course all of this is reliant on you keeping the enthusiasm going for realestate.

    This may sound like a ridiculous idea, but why not just send the actual, physical cash? Use a “sorry to hear you are sick” card or similar, someone would not expect to find money in a card like that. I am thinking nefariously here.

    Does a money order, through the post office for $2.50 ( I think ) sent from Oz to the US work?

    Out of about 15 goes, I have got 7-8 correct, including my first, and run of 4 in a row when I though I had it. I still have NFI, getting very confused.

    georgisj, your last statement answers your own question. The banks do not have any influence over a valuation ( they shouldn’t anyway ). But obviously, the valuation will have an influence on the LVR.

    Hi there, ambskunk ( love the name ). I am also overseas ( Maylaysia ) until September, and I also deal with ME. After lookng at, but missing out, on buying another IP, I asked ME what the procedures etc were for taking taking out equity etc.

    The only snag I found, was that ME required all paperwork to be original signed copies. If I was in a rush to get financing etc, this may cause a problem.

    In saying that though,so far I have been very impressed with ME, especially when my current IP re-financing was completed, the day before I left for Malaysia. I think things were rushed through ( without my knowledge ) so that I could head OS with the headache of organising all this. Thanks again ME.
