You take the rent multiply by 52 and divide by the cost of the house. This gives you the gross yield.
What you are aiming for is a gross yield of 10.4%
eg 150*52/75000=10.4% gross yield.Also masquerades as the 11 sec rule. Take the rent, divide by 2, multiply by 1000 and that is what you should pay for the house to give you a gross yield of 10.4%.
eg 150 divided by 2, multiplied by 1000 = $75000Anyway someone may come up with a better explanation.
Also refer to Steve’s book “From 0 to 130 properties in 3.5 Years” p/30-34 where he explains when to use it.

Oh dear we lost. How sad.
However the try the Bees scored was when the Blacks were down to 14 men.
Ali was picked by the linesman who wasn’t sure who it was anyway and so Kaplan sent of Ali. He was as good as anyone else. I think the linesman was an Aussie.
Makes it hard when 14 are playing 17.

I have seen properties in paraparaumu ranging from $130000 to $600000 do u know why there is such a big difference in pricing.Well it is like a football stadium. You have corporate boxes and you have the terraces.Hence the difference in prices.
One for the massess and one for those who want a view of the sea.
Paraparaumu is about 50kms from Wellington. The road runs along the sea in many places and carries an awful lot of traffic at peak times.
The whole Kapiti Coast appears to be booming.
A RE from Harveys in Lower Hutt says that the area appears to be going the same way as Mount Maunganui.

Hullo from this great land of earthquakes and floods.[biggrin]
The Eastern Bay of Plenty is experiencing a major flood at the moment. Estimated losses will be in the 10s of millions. Main problem is that the dairy farmers are starting into calving at the moment.
A couple of 1000 people had to be evacuated but most are now back home.
If more info is required about earthquakes please look at http://www.geonet.org.nz/ which is updated by the minute.
Lots of earhquakes were felt over the last few days but the biggest was only about 5.3 on the Richter Scale.
Poor ole tasmaninvestor would have been in the thick of things at Ohope.
