Hi Guys
I don’t care what is being said, the price I am paying to put petrol in my car keeps going up.
This means I have less to spend on may be doing renovations to my IPs.It also means that my clients(tenants) have less money to spend. I am going to have to closely monitor rent payments.
And with higher petrol prices the cost of buying things will also go up. This results in inflation and the Reserve Bank in NZ will just keep putting interest rates up in an effort to curb it.

Use the search function on PI to find out about Tokoroa as quite abit has been said already.
Also use the search function on http://www.propertytalk.co.nz for Tokoroa as well.
The cheap houses have gone. Prices have gone up quite a lot as the investor bubble has reached Tokoroa.
Check out the addresses carefully as some of the Property Managers won’t manage properties in certain streets.

What you said about Tauranga and the Mount not having cash flow positive properties is only too true.
BUT it does have huge capital growth.
However +cashflow properties can be found over the hill in Rotorua.
Also I heard a snippet of news(tapping nose) that Affco a major employer in Wairoa is considering a $15m upgrade of its freezing works which will ultimately mean 100 more jobs for Wairoa.
What with the anticipated building of a jointing and door making factory and now this upgrade spells nothing but good news for Wairoa.

Just checked out a few stats for those who are interested>Rosebury has 1300 people.
According to one site:
There are two groups – a) miners
b) unemployed / pension / retired.Lots of people moving from within the state because of cheap housing
Two mines tin & zinc – one owned by Pasminco (under receivers, bought out by Zinifex)

and the soon to re-open Bluestone tin mine (formerly Renison Bell) Tel:- (03) 6473 2732.
This website said that the miners work a four day shift and stay elsewhere in the state usually.
Lots of transient type housing required?

A number of forumites have property in Tokoroa or have dealt with property there.Wilandel, Minimogul, myself, RodC, Castledreamer to name a few.
At the moment I am looking to moving to Tokoroa at Xmas time and will occupy one of my rentals there.
Use the search function and carry out a search on Tokoroa.Most of the high yield IPs have long since gone.eg the 25k house being rented for $120.
There is a shortage of property available by the very small numbers being advertised on the realenz site.
Rents generally range from $110 to about $150 per week depending on location and the quality of the house.(3 b/r) There are a large number of flats which generally rent out for about $90/wk.
The best locations to buy in are in the north and the southwest corner. However yields there are much lower than they are for houses in the central part of Tok.
The town has a fairly high unemployment rate when compared to the rest of NZ.The town is very dependent on the Carter Holt pulp mill at Kinleith and the cheese factory to the north of the town.
The town itself is on State Highway One and a large amount of traffic goes past.
There are three property managers in the town.

There are lots of places that carry information about investing in NZ.
Try http://www.propertytalk.co.nz and carry out a search.
In particular: http://www.propertytalk.co.nz/postt241.html
which has a number of links to other sites.Also carry out a search on PI. Try key words like NZ and New Zealand and see what eventuates.
Look for posts by western, minimogul, and castledreamer to name three Australians who are buying for themselves and for others in NZ.
Once you have learnt a little about NZ then go back and use realenz to search particular parts of NZ for property. There is listed about 45000 properties on that site.

Well now, NZ hasn’t won a running medal since John Walker did in 1976.
Also from about that time the Kenyans and other Africans started coming to the fore and now very few white skinned people win any sort of running race.
I wonder why? Probably too much McDonald’s and KFC and Burgerking eaten while still children tending to make the fair skinned races too big and slow.
Also many other competitors have more incentive to win with big money being paid to them by their governments when they are successful.

I agree with you. Also it is a bit like trying to pick the Lotto numbers for Saturday as to what is going to happen in the next 12 months.
What with oil around US$48 per barrel.I read in an aricle tonite that the tenancy maket in Auckland is swinging in the favour of tenants as more and more new housing comes on stream. Coupled with the decrease in immigration rents are flattening off as prospective tenants have more to choose from.
As long as farming stays strong most rural areas will continue to prosper. But if petrol prices continue to climb along with interest rates ummmm it will be interesting to say the least.Regards

Westan missed out a decimal point in his posting
The town has large unemployment 31% compared to the NZ average of 46%.NZ unemployment rate should read 4.6% not 46%.
(Just Westan’s fat fingers[biggrin])I agree with Westan about Murupara.
It is on the edge of the Urewera country.
There is a very high Maori population in the town.
A large number of high school students go by bus to Rotorua for obvious reasons.
Murupara has a good golf course. Had a 79 on it in 1997.
Most of those who do work are forestry workers.
It only takes about 35mins to get to Rotorua.Regards
