Hi Guys
Am now living in Tokoroa and today is as hot as hell.
Have spent the day cleaning an empty rental ready to be let out again. Don’t know who the owner of the house is. It’s in Papanui Street.
Have two more empty rentals to be cleaned over the next few days.
One of the houses is quite dirty. There will be at least 4 trailer loads of old furniture etc to be taken away. $12 per trailer load to be emptied at the dump.
This house once we have cleaned it will still be a disgrace. It needs a major redecorate inside. The state it is in dictates the quality of tenant that will rent it.Have also picked up a contract to mow 11 lawns. Most of them are around flats.
Good areas around Tokoroa include Paronui suburb and the Wai area where all the street names start with Wai. However the prices for houses in these areas also quite high compared to other areas. However nealy every street has a number of good and bad houses in them.
I’ve noticed in my travels around Tokoroa that a lot of paint has been splashed around the outsides of many houses. The town is certainly looking up in that respect.

I have just finished $1m in Property in One Year this weekend and I would have to say that it is probably one of the best on the market at the moment.

There are only 3 REs in Tokoroa and they all operate property management.
In the space of 12 months the 3 companies have changed their PMs.
Harvey’s have had 3 with Kathy the latest having moved over from C21. I don’t know why.
The office lady at C21 is studying for her RE Licence.
I mainly have only dealt with Kathy. She managed one of our rentals.
The tenant wasn’t too happy with her because she was “too fussy.”Kathy isn’t allowed to take her old clients with her and that is the reason I posted.
She was saying today that there are plenty of vacanies at the moment.The mill is working flat out setting a new production record in 2004.
Everyone is waiting to see where CHH are going to build their new $150m mill.
I’ve noticed in my walks around the town that there appear to be a lot of newly painted houses about which has certainly spruced the town up.

26 degrees C in Tokoroa today. Seemed alot hotter especially when I was stacking my firewood.
Jackie and I have been going for an evening walk and I can’t help but notice that a lot of houses have new paint on. The town is certainly looking good.

An excellent summary. The deals are still there but you either have to wait patiently or hunt very hard.
In Tokoroa for example C21 have only 7 properties for sale as of last Friday compared to when I first started looking in mid 2003 when they had about 65 properties for sale.
I think the same applies to the other two agents in the town.I did notice however that C21 had 14 empty houses for rent and Harvey’s had about 20. I think that is only because of the Xmas/New Year trend when a number of tenants leave and go on holiday so as not to pay rent. Interest will pick up later in the month.

I get the KPI Mag.
It originally was called the NZ Property Investor, edited by Andrew King who has written two books on property investing.
ESC took over the mag back in 2002, renamed it and put lots of colour in it and used it to push their things.Andrew stayed on as editor for a while before a new editor was appointed. The mag was controlled by ESC until recently and they controlled who could advertise in it. This policy has been relaxed very recently.
There have been alot of internal politics going on especially in ESC as the two co-owners appear to be going in separate directions.
As to getting hold of back issues you could try watching http://www.trademe.co.nz as old issues come up for sale every now and again. I think there maybe some on there now.

NZ version of a sleepout can be at least two things.
1. It can be a room built onto or inside a garage. It will be lined, lino or carpet on the floor. Big enough for a bed and table. Some will have a toilet and or shower and maybe even a small kitchen bench. Usually about 4mx5m.
2. It can be an entirely separate room about the same measurement as above.Either can be built on piles(stumps) or concrete. Again with a toilet and shower, enough to be entirely self contained.
I am hoping to build one when I move to Tokoroa soon, for the mother-in-law. Probable cost about $20k and will rent it out for $50 per week.

Haven’t heard that asbestos is a problem in residential property in NZ.
Most rooves are either corrugated iron or tiles or decramastic type.
