    I check the site every morning before school and catch up on all the posts made after I’ve clocked out the night before.
    I check again after school to catch up on all the morning posts and then again after tea before watching a bit of TV.

    Roll on the Rugby World Cup. Go the All Blacks.

    Hi Guys
    Yep I’d recommend Mailwasher to.I have it on the school computer and it allows me to view incoming emails without actually downloading them. Also you can blacklist addresses and/or bounce unwanted emails.
    Mines big enough and I still have some virility left that I don’t need any help.
    We’ve actually paid for a registered version. This allows us updates.
    Almost forgot Mailwasher is freeware.

    Hi Guys
    Congrats on the new job Richmond.
    My TV set is not powerful enough to pick up 9 News here in the middle of the North Island.

    We live on a single income of about $NZ60000. It takes me about 2mins to walk to work living as we do at the end of the football field.
    However our nearest shop is 18 kms away and our nearest shopping centre/garage/bank etc is 41kms and this is a 30min drive away.

    Still the sunrises, the sunsets and the lack of traffic noise more than make up for all the travelling one has to do. The house shakes when a train goes passed sometimes. We average about 27000kms travelling per year and have done so for the last 16 yrs.

    Thanks for your informative comment on the KPI Magazine.

    Yes I miss your articles and also those by the 3 Wise Men. The articles in the old mag didn’t appear as long winded as some of the articles are in the new mag appear to be at times.
    I’ve noticed that KPI is not very impressed with your clock.
    However I do pick up the odd good hint plus it is also good to know that at most times I appear to be doing the right thing.

    You mentioned that the new mag will be available to members of the NZPIF at a reduced rate. Will that include all members or just members of some associations?

    You make mention of Housemouse. I check it out on a daily basis and I’ve noticed an upsurge of traffic on it. Also good to see your qualified answers to investors problems.

    Rentmaster keep your comments and newsletters coming. I enjoy reading them.

    Sorry I didn’t read all your post.It didn’t appear all at once.Each time I looked at it some more had come down the line.
    As regards the KPI Magazine there is a wee bit of dissent amongst investors regarding Richmastery dominance of it.

    Apparently a new property magazine is due to go on sale soon at about $6.95.

    Hi Guys

    What a b…… The bank insisted I get one of my properties valued and the valuer charged me $337. Still the property (nowhere in sight of the sea) in an average sized NZ provincial city has increased in value by 20% in 12 months.This has pleased the bank anyway.

    This subject has already been under discussion.Use your search button at the top and you should find quite a lot of info on this subject.There are a number of web sites listed throughout the postings.
    Most houses for sale are listed under http://www.realenz.co.nz.
    http://www.century21.co.nz are revamping their site at the moment.

    Get yourself a good map or book of maps.eg Kiwi Pathfinder North Island 329 Provincal Towns. It cost me NZ$27.95. There is also one for the South Island.

    Nelson house prices have gone up 40% in the last year.

    The NZ$ is worth about A88c at the moment.

    There are a lot of +ive cash flow houses all round the country but you need to do your own research.

    Hi BazzaS

    As to your concerns re the 11 sec rule and finding property that will fit it here is a quote by Steve from a posting made last year:
    “Don’t get to hung up about the 11 sec solution. This is just a filtering tool and not a law unto itself.”
    I gather from this that when you find an IP which comes reasonably close to fitting the rule carry on and do your due diligence and if the figures still look good go to it.

    Try ringing a few Property Managers in the area you are looking in. They should have a good feel for the area you are looking in because that is where their clients are.

    Hi Guys

    Why not work to get stamp duty abolished.We don’t have that in NZ so we don’t need $14000 grant to start with.

    My understanding is that in Victoria and NSW the FHOG doesn’t cover the stamp duty anyway.

    Get rid of the stamp duty therefore no need for a FHOG and therefore no worries about NZers getting handouts.

    The NZ Govt has steered clear of these grants which are thought to raise prices anyway.

    Roll on the World Cup.

    I’ve just arrived at work and am catching up on all the new postings since I went to bed last night.
    Also I’ve already logged onto my bank to check to see if my tenants rent went in last night.
    I noticed also that my lawyer has banked my deposit for IP #5.
    I hope to hear from my RE this afternoon as to whether I’ve had my offer for IP #6 accepted.
    I have a cheque ready to post to a property valuer you has valued a property of ours. This property has appreciated in value by 19% in one year and it is in a regional city.(not Nelson) This has allowed us to buy more IPs.

    And I’ve got all day to think about things.

    Hi Guys
    Thinking in NZ at the moment, about interest rate movements, seems to be based around these points:
    1. Interest rates still remain volatile. (don’t they always)
    2. Floating rates likely to fall further.
    3 2-5 yr fixed rates could rise. (they already have-how high they’ll go is anybodies guess)
    4. One year rates caught in the middle.
    5. Next year an upward across the board interest rate trend is envisaged. (and I know what next week’s Lotto numbers are)
