Good to see you entering in to the spirit of things.
Tried to register on your site a long time ago but my password doesn’t seem to want to work.
I visit it on a regular basis to read the latest postings. I like your latest news section. However I’ve usually read it on other news sites. Good to refresh your memory at a later date though.I think my insurances are normal insurances eg chattels and buildings. However I’ve noticed that State seem to be changing what you can get cover for and charging extra for other things.
I presume the $290 Rentsure policy only covers one property at a time.

I am in the King Country which is basically the centre of the North Island. Anyway a long way from the sea.
I have one property in Auckland, two in a central North Island starting with T, one house and two flats in Napier.
The T could be Taupo, Te Kuiti, Turangi, Taumarunui, Tokoroa, Taihape…Take your pick there are +ive cashflow houses in all those towns except maybe Taupo.email address is bobabraham at nzoomail.com if you want to contact me.

Perhaps the other thing I was trying to think of was snakes-we have NO snakes in NZ. Only two legged ones.
We do have ants-commonly called house ants usually eat up the sugar, one drops around the bench. More of a nuisance than a menance.
There are cockroaches as well in some areas. However generally not a problem.
In the summer we have big blow flies especially if you live in the country. A blast of spray usually fixes them.Hi Westan
Now house rates is another question.
House in South Auckland rates about $1200+Auckland Regional Authority Rates of $107+ water rates of about $50 so far this year.
Houses you know where, also about $1100 each.
House in Napier about$1200.
Flats in Napier about $800 each.
So total rates bill for the year will be about $6200.
Mum at Kinloch sitting on a million dollar property pays about $2000 per year.
There seems to be rationale in setting rates around the country.
A $180000 house in Auckland may pay $1200 and a $45000 in Taumarunui may pay about the same amount.Then there is insurance in on top of this of about $1900 per year. Luckily all of these expenses are tax deductible so I’ll get some of it back.
All mine are insured through State. Have only had one claim in two years. Tenant left the plug in the sink and the tap running then went off to rugby training. Needed his togs on when he got home. Still the new lino looked nice.

Welcome to the forum.
Perhaps the best thing you can do is read through the many posts that have been made by eperienced investors advising other newbies in a similar postion as yourself.
Use the search function at the top of the page.
Also you have to tune in each day as two to three pages of postings are being made each day.Above all else if you don’t understand something ask questions, there are plenty of people willing to offer help in some way or another.

If you want to go to a property seminar how do you pick a good one? This list of tips is a mix of common sense and information obtained from people in the industry. Some of these tips also apply to property investment books.
1. Remember there is no such thing as a free lunch. When you go to a seminar expect the presenters to try to sell you something.
2. If you go to a seminar, look around at the people at it. Do they look like potential millionaires or do they look like people trying to make a quick buck?
3. If the seminar is free, do you think you’ll be given something valuable?
4. Watch out for presenters and authors who talk about how rich they are and the lifestyles they lead.
5. Watch out for authors and seminar presenters who present themselves as the best thing since sliced bread. This can include meaningless descriptions such as being “number one” in some field or “highly sought after”. Also be careful of promotions packed with subjective adjectives describing how wonderful and successful they are.
6. Everything has dangers. But you rarely read about danger in a book by a real estate guru. Ask the gurus about mistakes they have made.
7. Be very wary of property offered to you at “wholesale prices”.
8. Not everything is positive. If there was such a thing as the perfect investment which made you lots of money with no risk, we would all be rich. Ask about the downside and the problems such as legislation, the economy and tenants.
9. There is no magic process. Everey property deal is different.If there was such a thing as seven certan steps to property Nirvana, the stairwell would be crowded.
10. Be suspicious of testimonials. When you read a testimonial, think about who gave it. Some seminar presenters use people in their own firms to povide testimonials.
11. Ask yourself, “what are these people trying to sell me?”
12. As with all investments, ask whether it is all too good to be true.
13.And remember: seminars often offer to give your money back if you’re not satisfied. Reports are that plenty of people do ask for refunds. Don’t be shy.
There you have it navtmt. Take what you want from it. I have over the last 3 yrs bought a number of books and also borrowed a number from the library. Access to a photocopier or scanner is also handy.
A certain company is advertising a 3 day property seminar in October in Auckland, cost about $3000.

The trouble is we generally are living longer and as long as we don’t smoke(causes premature aging among other things) we will keep our looks longer.
However our bones and joints are not keeping their age very well and thus require alot of rejuvenation.Roll on Lotto in NZ tonite $14,000,000 to be won and I haven’t got a ticket.

What are the Wallaby selectors up? Your team seems to be falling over before the tournament even starts or is it some of them already know they’ve got no chance and have decided they are too sick to play.
NOW OUR BOYS have been in camp for weeks and are so supremely confident they might not even bother to turn up.

I watched SVU which was quite interesting. The story line had nothing about property investing but it had an interesting medical ethical type line.

Anyone can beat Bangladesh.
Remember the Tall Blacks went to the World Cup. Where was that other team? – the Boomers wasn’t it.
We might win the second test though.
I see the netball girls have finally relented to playing more than two tests a season against the NZ girls. Probably because NZ holds the World Cup and the Aussie girls need to play a bit more to catch up.
Now Aussie Rules. Where else do they play it in Australia?
I’ll think up some more events later.
