If you are going to invest in a horse make sure it is a race horse… you may have a chance of making money on it.eg winning the Melbourne Cup with it or some other rich Australian horse race. How many houses could you buy with $1m?
Two ways of saving money:
1. Walk to work. To do this you must live close by. If you can don’t buy in a CBD. Housing is too expensive.
2. Work from home.For the last 17 years I’ve been able to walk to work. At the moment I have the length of a football field to walk. The downside is the nearest shop is 18 kms away.

Napier’s earthquake was in early February 1931. It killed about 251 people. Alot of land rose up and half of Napier is now built on it. I’ve got three properties built on the land.
Prices have gone sky high in Napier. I had one of my properties valued last month at $173000. I found out yesterday that the house across the road from mine sold for $265000 also last month.Rentmaster
Good point made about the snakes but there are a few spiders imported from Australia that can give a nasty bite.
The last earthquake to actually kill anyone was the Inangahua quake in about 1967 which killed three people mainly by rocks falling off hills.To Aussie investors

The fact that we have very good skiing and the best trout fishing in the world. And that we do have earthquakes. Too bad.

As a NZer I put my name/nominee on the Sale and Purchase Agreement. Later I can make up my mind as to how I want to structure the ownership of the property.
When I first started out my wife and I set up a family trust which owns the properties and then an LAQC for tax purposes.

Rotorua is dependent on tourists and forestry. It is a smelly place of the sulphurous variety being an active geothermal area.
Rotorua was hit fairly hard with the SARS problem suffering a drop in tourist numbers. However things seem to be improving and prices are starting to go up again.A worrying trend for the area is the increasing pollution of the lakes. Someone has stated that Lake Rotoiti could be “dead” by the end of the year. Swimming in it has been discouraged because of an algae bloom problem. The Govt is coming to the party in providing money and expertise to try and solve the problem. I don’t think there is a quick fix for the lake.
It gets very cold in the winter and you need to check to see that any houses you buy are insulated.
Check the http://www.minhousing.govt.nz site and then find tenancy services, for average rents over the last 6 months. Or get hold of the KPI Magazine that also lists ave rent prices.
Lotto numbers in last night’s biggy were 6,13,14,19,26,30 and the Powerball number was 2. Nobody won the $19,000,000 however 14 tickets shared the money with them getting about $1.3m each.

Heard a joke at golf today.
A 9 yr old boy was pestering his parents for his own TV set that he could have in his room.
Eventually dad bought one from the shop and it was set up in the son’s bedroom.A few days later son came out to the lounge and asked dad what “love juice” was. Mum freaked out and dad said, “well it’s about time I told you about the birds and the bees.”
So son sits down and dad starts to tell him about the birds and the bees.An hour later the son who by this time has very glazed eyes, is asked by dad, “what is the name of the program are you watching?”
Son replies, “Wimbledon Tennis.”No comment on the golf please.

I can access realenz about 99% of the time. However I wish Century21 would list their properties on it. Make it easier all round to see everybodies property on one sight.

The 11 sec rule goes something like this….take the possible weekly rent divide by 2 and then multiply by 1000.
This should be about what you should pay for a property to make it positive cash flow at about a gross yield of 10.4%.
eg
rent of $400 divided by 2 = 200 * 1000 = $200000
rent of $150 divided by 2 = 75 * 1000 = $75000
rent of $120 divided by 2 = 60 * 1000 = $60000I hope that this gives you some idea of the 11 sec rule.

In reply to MichaelR I found this in one of my books-“Property Tax in New Zealand” written by Mark Withers.2002.
He states, “That for the investor, there is a signficant difference with regard to GST for those investing in residential property and those investing in commercial property.
Under the GST Act, residential rental property investment is an exempt activity for GST. This means that the investor will not be GST registered and effectively can ignore the effects of GST. However, the investor will be paying GST on costs incurred associated with his residential property investments.
For example, a property manager will charge GST on top of his 7.5% fee, and because the investor is unregistered for GST, he is unable to claim back the GST that he has been charged. However, as the GST represents a real cost o the investor it is claimed in his income tax return as part of the management expense.
With regard to commercial property, the threshold for GST registration is where the total rental income exceeds $40,000 as stated in the GST Act.p/47
With regard to traders in property, GST is a major and significant issue that must be fully understood.”p/48
I won’t go any further except to say that the residential buy and hold person is not liable for GST or income tax on the capital appreciation in the value of his investments.

Sorry I’ve taken so long to answer your last post, Westan. I’ve had the kids on Mt Ruapehu, skiing. Weather was scattered sunshine. The top of the mountain was off limits due to a very strong south easterly. However the children aren’t championship skiers so being in Happy Valley was enough for them. Everyone is burnt and tired.
Thank you for awarding the prize to me. I would also like to thank all those of you who entered into the fun of this posting.
