Well said Marc.
Some good stuff on your web site.
Keep up the good work.Regards
Hi Guys
If this is what we get on a property forum no wonder the Warriors are going to to be the Supreme NFL Champions and the All Blacks are going to win the World Cup.
Scremin, I may be a bit late with the mop as I will have to swim the Tasman Sea. Still if it is a hot day the mess will evaporate before I get there.(I’ll bring a can of Clean Air)
Now what was the topic again?

Hi Guys
When you put your email address in the forum put at instead of @. This will stop your email address being highlighted.
Why do you say? It is to stop web based trawlers from accessing your address and attaching virusses etc to it.Regards
Hi Guys
Yep, personal comfort and how fast you want to accumulate properties.
Personally I’ve got two loans on P@I totalling $145000 on three properties and two Int. only loans totalling $283000 also on three properties.Regards
Hi Glenn
Nice to hear from you. Thanks for your association’s newsletter. Good to read your posts on housemouse.
Yes there certainly has been a huge capital gain in Nelson. It’s getting too expensive to invest there now unless you want to be -ively geared.Regards
Hi Arty
If your expenses are higher than your income then you will get a tax refund.
If your income is higher than your expenses then you will have to pay tax.
Make sure you have a good accountant. He will know ALL the things you can claim on.Ha Ha the Warriors by one. Still you only need only one point to win.

Hi Guys
For those who are interested……
There was an article in the Tauranga newspaper which can be read on http://www.mytown.co.nz listing the areas in the Bay of Plenty which is expected to have a doubling of population by 2050.I hear a NZ timber company is relocating to Quirindi in NSW and will have 90 staff.
Anyway, how big is Quirindi? And talking of earthquakes a local person in Japan on Monday predicted the big one Tokyo had yesterday.

Hi Broz and Fudge
Welcome to the forum.
To find a cheap house involves reading and researching. I think at the moment most of the cheap houses are in rural areas.
Read as much relevant literature as you can and as many of the postings that have been listed on the forum site.
Research involves surfing the relevant web sites that list property for sale.
Again use the search function at the top of the page for these sites.
Next when you find something that appears to fit all the rules including your own plans use the telephone and if possible visit the area to get an appreciation or feeling for the area the house is in.
In NZ I’ll visit and have a chat with Property Managers in the area.
Learn the difference between a good house and a bad house.Go to a number of open homes which will help you to get a feel for the situation.
Remember location, location, location.Regards
Hi Pinky
If you are having trouble getting to sleep at night try reading Steve’s book aloud and taping it.
Then when you go to bed set the tape going and listen to it.
You see the brain does funny things at night and you never know it might make things easier to understand.
Well that’s my two pennies worth anyway.
Sleep well…not too well that you don’t hear the story though.Regards
Hi Guys
Now this cover of Steve’s book, I’ve told you guys once already…it is Auckland. It definitely isn’t Taumarunui. There are no high rise buildings there …yet.
Now why would Steve want to put a picture of an Australian city on the cover when he owns half of New Zealand and that’s where all the positive cashflow properties are and other Aussie investors own probably a quarter of the other properties…. there are NO positive cashflow properties left in Australia.
Might be next week when interest rates start going up though.Heck I am finding it hard to find a reasonable positive cashflow property here, now that the secret is out of the bag.
The Warriors by 50pts tonite.
Regards
Hi Susie
Welcome to Godzone. I hope you left your cane toads at home.
Don’t live in a town. We live about 41kms in Nor easterly direction from Taumarunui on the main trunk line. My email address is listed somewhere in the NZ Suburbs forum.
Haven’t been in Wanganui for a number of years. They are talking about building a deep water port for Wanganui or allowing small ships to get up the Wanganui River anyway. If somebody comes up with the money it would be good for the area.
Had a couple of Aussies stay the night last night. It was great comparing stories. A bit tired this morning but the HOLIDAYS have started.

Hi Guys
What has all this to do with property?
All wishful thinking.
There is already a site for JOKES and some beauties there are too.Sounds as if you guys want to see naked tenants answering the door when you call to get the rent.
