I have been lucky and privileged enough to have met and hosted four of them and talked to a fifth on the phone in the last two weeks.

The big wigs from the forum found hundreds of +ive cashflow deals in NZ in the last couple of weeks. You’ll have to be quick to grab any of these deals though.

Firstly have you looked at http://www.realenz.co.nz and have a look at what is available?
Secondly ring some Property Managers and sound them out as to where the best/easiest areas to rent are. And also conversely not to buy.
Thirdly ring around some mortgage brokers.
Try http://www.interest.co.nz which updates everyday. Financial institutions can also be accessed from this site.
One of my PMs charges 8% + GST. Finds tenants, can have repairs up to $200 done without asking me.
Other PM charges 10% + GST. Finds tenants etc.
This one is rather expensive. However you can get a lower rate if they manage more than one property for you.
All the PMs in this town have the same charge rate.

Talking of -ively geared property and worrying whether the interest rates will rise as I am sure they are at some stage, don’t forget thet rents may/will drop as well. This combination will cause all sorts of heartache.
Heard today about the inner Sydney market has so many apartments and a lack of availble tenants which means that rents are coming down – from $350 per week to $300 per week. Plus a large number of new apartments will be coming on stream in the next few months. Sounds this may be a big concern for some investors late on the scene.

I was reading an earlier posting of yours in Forum fun. You had clocked up 100 postings on about the 4th Sept. Now you are up to 264 postings so you are averaging about 8 per day. At that rate you should reach 1000 sometime in December.

It certainly helps to make a reconnaissance trip to areas you are interested in. I think you get a better feel for the area and as Mini said you can check to see if there is a gang headquarters nearby.
Min, I see the prices have escalated by 58% in Nelson during the previous 12 months. I wonder if the rent is keeping pace with the increase in house prices? It will definitely be harder for the lower income people to live there.

Fortunately not all areas are having their property sold as fast as the newspaper made out.
In some areas which have a slower turnover, the vendors appear to be holding out for a higher price while waiting for the big centre bubble to reach them.
If +ive cashflow properties are still available in Auckland in particular, why are the property hunters not producing as many bargains for their respective web sites as they were earlier in the year.
Mind you there has been very little movement in interest rates by the big banks over the last few weeks.
And with NZ’s appreciating dollar aginst the US dollar there is now talk that some people would like the Reserve bank to reduce interest rates again.
