    Cost NZ$6.95 per single copy and NZ$76.45 for annual sub.

    Welcome to the forum.
    As regards to to your question have a search through NZ Suburbs.(use the search button further up the page) There you will find a number of forumites who have purchased property in NZ. Check for appropriate email addresses.

    I have been lucky and privileged enough to have met and hosted four of them and talked to a fifth on the phone in the last two weeks.

    Hi Guys

    Ah yes, Meatloaf, Pink Floyd, Dire Straits, and Led Zep they are all part of my CD library. I can also add Donovan, The Barron Knights, Blood Sweat and Tears and The Beatles No1 to the list as well. Don’t they age me. Still extremely hard to beat the 60s and 70s music.
    Mind you I don’t listen to them all at once but on a fairly frequent basis.

    While running or walking or crawling, ahhh that’s it while crawling for president you have to visit NZ to make some election speeches.
    I can arrange a venue for you here in the Central North Island.
    I know it’s good venue because Westan said so. He kept us entertained for hours the other night while telling the assembled mob that there are no +ive cashflow properties left in godzone because he’s bought them all. Little does he know.
    Are you still wearing red undies or have you changed them?

    Now Arty, you are rapidly catching up to Sooshie in the number of postings made. By my last count you are only about 430 postings behind. At 20 postings a day you should have caught up in about
    28 days.

    Don’t give up yet.
    The big wigs from the forum found hundreds of +ive cashflow deals in NZ in the last couple of weeks. You’ll have to be quick to grab any of these deals though.

    Damn the Warriors lost. Wait for next year. Roll on the Rugby World Cup.

    Yeah and they all listen to the Beatles or Beethoven and watch movies on DVD.

    At this rate it will have to be the Warriors by 15 points.
    Penrith won’t know which way they went. Roll on the Grand Final.

    Firstly have you looked at http://www.realenz.co.nz and have a look at what is available?
    Secondly ring some Property Managers and sound them out as to where the best/easiest areas to rent are. And also conversely not to buy.
    Thirdly ring around some mortgage brokers.
    Try http://www.interest.co.nz which updates everyday. Financial institutions can also be accessed from this site.

    And yes prices are white hot.

    Hi Guys

    One of my PMs charges 8% + GST. Finds tenants, can have repairs up to $200 done without asking me.
    Other PM charges 10% + GST. Finds tenants etc.
    This one is rather expensive. However you can get a lower rate if they manage more than one property for you.
    All the PMs in this town have the same charge rate.

    Tonight I am listening to Best of the Barron Knights. A CD I picked up from the Warehouse for $5. Some good old humourous stuff from the 60s

    Hell Rod no wonder you had a quick sojourn to NZ- just to get away from the kids.

    Arty what about putting a CD in c drive or is it d drive and getting a pair of headphones. Think about the bliss of hearing no phones, no conversations, no kids running around etc, etc.

    The All Blacks for the World Cup.

    Actually I haven’t used any of them but they seem to be very proactive advertising their products.

    I have used two brokers.
    The main one is based in Napier and now works through Mike Pero. email address is paulatmikepero.co.nz
    He has organised about four loans for us.

    The other broker I used was Sue Tierney in Auckland. http://www.mortgagesbydesign.co.nz
    She was the Broker of the Year in 2002.
    Ifound her very approachable.[:)]

    I would recommend the two brokers I have used.

    Vince Walker at http://www.leverage.co.nz

    Or look at http://www.interest.co.nz which lists all finance institutions in NZ and what their latest interest rates are.

    Hi Guys

    Talking of -ively geared property and worrying whether the interest rates will rise as I am sure they are at some stage, don’t forget thet rents may/will drop as well. This combination will cause all sorts of heartache.

    Heard today about the inner Sydney market has so many apartments and a lack of availble tenants which means that rents are coming down – from $350 per week to $300 per week. Plus a large number of new apartments will be coming on stream in the next few months. Sounds this may be a big concern for some investors late on the scene.

    Thanks for the reply.
    I was reading an earlier posting of yours in Forum fun. You had clocked up 100 postings on about the 4th Sept. Now you are up to 264 postings so you are averaging about 8 per day. At that rate you should reach 1000 sometime in December.

    Hey Arty does your boss know you spend so much time on this forum site instead of doing something more constructive?

    Our last two properties cost $75000 and rent $155 and $55000 and will rent for $140.

    Two flats in Napier on leasehold land cost $65000 each and are rented for $160 per week each.

    Great to have a chat with you the other night. I hope your trip to NZ was successful.(where did your posting go?)

    It certainly helps to make a reconnaissance trip to areas you are interested in. I think you get a better feel for the area and as Mini said you can check to see if there is a gang headquarters nearby.

    Min, I see the prices have escalated by 58% in Nelson during the previous 12 months. I wonder if the rent is keeping pace with the increase in house prices? It will definitely be harder for the lower income people to live there.

    Hi Andrew

    Perhaps your posting might have been better in NZ Suburbs.

    Fortunately not all areas are having their property sold as fast as the newspaper made out.
    In some areas which have a slower turnover, the vendors appear to be holding out for a higher price while waiting for the big centre bubble to reach them.

    If +ive cashflow properties are still available in Auckland in particular, why are the property hunters not producing as many bargains for their respective web sites as they were earlier in the year.

    Mind you there has been very little movement in interest rates by the big banks over the last few weeks.

    And with NZ’s appreciating dollar aginst the US dollar there is now talk that some people would like the Reserve bank to reduce interest rates again.

    Yep Andrew, that crystal ball is looking interesting.
