    Hi Bridgette

    I live about 65kms from Mangakino.
    What follows are some ideas about the area in no particular order.

    Mangakino was an old hydro village. It was in the news last year when the land owners put the leases up for sale. The new owner upset some of the leesees.
    I suggest have a look at http://www.searchnz.co.nz and type in Mangakino and see what you find.

    A bach recently sold for about $3000 but was on leasehold land. The lease had about 8 yrs to go.

    Century 21 estate agents have an agent there. Again have a web search for them.

    I have a number of agents listings but they are at home.

    The area overlooks a hydro lake. Very pretty I think. Mainly retired people and life stylers as there is not alot of work in the area.

    Further info Bridgette: These figures are from the 2001 census.
    Mangakino Pop about 1200-1400 (49% European and 48% Maori)
    Employment:
    22% full time
    12% part time
    10% unemployed
    52% Not in labour force

    43% of houses are empty (mainly baches)

    Rent for a 3 bedroom house generally ranges from about $130 downwards to under $80 per week.

    I started to but I’ve lost the receipts.

    The trouble is there are no others who are property investors live near by to chat about things, so it was good talking to like minded people.

    Anyway I’m thinking of spending my tax refund next year and taking a trip to Australia.

    I’ve got Alice Springs, Stawell and a place north of Sydney eyed up at the moment and maybe MacKay.

    I’ve already booked accomodation.

    This last web site belongs to Zanis who posts on this forum.

    Westan spent a week travelling around and visiting the towns in the South Island he was interested in. Then he travelled to the North Island and visited more towns.
    As he said he talked to PMs and RE agents to get a feel for the areas.
    The PMs are a great source of information about their respective patches. They can tell you the best and worst streets to buy in, whether the rental market is good or not and they can give you an indication of what a reasonable rent is.

    I hosted 4 investors(including Westan and his lovely wife-luckily he left all his kids behind) during a one week period recently. They were in NZ looking at prospective areas to invest in and to get a feel for the areas they were interested in.

    I thoroughly enjoyed their company and discussing our respective ideas on investing in property.
    One of them was bemoaning her $300 telephone bill run up ringing NZ.

    I went to a seminar last week(report posted elsewhere) and the presenter said his company only considers cities of 100,000 people or more. These cities will give the high capital growth that they are after.

    Good luck in your search and remember expenses paid for trip to NZ maybe tax deductible.

    Damn the cat’s out of the bag, I knew I shouldn’t have had my photo taken.

    There is a posting in Forum Fun as to how Muppet came about. That’s her in one of the photos.

    Report in this mornings NZ Herald about the housing boom.
    It is from the ASB quartly housing survey and briefly it says that the housing market has become riskier, but low interest rates are keeping housing affordable and the boom shows little sign yet of running out of steam.
    Expectations of more price rises are moderating, people expect interest rates to rise and their sense that this is a good time to buy is fading fast
    The chief economist at the ASB expects the upswing in prices to continue for another 12 months.
    The supply of housing remains short.

    But factors have been around for a while now.There is also a report in the paper stating that Australian interest rates will increase before the end of the year.

    So you have it. I have noticed that property offered to investors by searchers have generally dropped their yeild rates to below 10%.

    Damn the Wallabies won.

    I agree with Craig that roadkills have no appeal especially when a big fully laden logging truck has run over it.

    Now what I do like is vanilla ice-cream, yoghurt and small pineapple pieces.

    At last I’ve found another forumite who agrees with me that the All Blacks will win.(even if he is another Kiwi)

    The All Blacks by 45 pts against Italy. Actually it was by 63pts.

    The Poms eventually later in the tournament won’t know which way the ball will go because they are all too old and thus on the hard and fast Aussie grounds will get TOO tired too quickly.
    A bit like the Roosters.

    No not an old guy. This one lives in Taupo and was once a Baptist Minister.

    Sorry it was so long, we sat still for a long time.

    You had to be quick to write things down. He used a whiteboard and markers and kept rubbing it clean.

    The $3500 fee seemed to be reasonable but I would need more info to consider it further. Anyway I haven’t got that sort off money unless I send the wife out to work and also get her to stop smoking.
