    Hi Westan

    The fixed rates in NZ are governed by what the housing interest rates are in the USA. Their housing rates have been going up of late. So ours tag along as well.

    The floating rate in NZ is governed by the 90 day bank bill rate which is at 5.5%.

    The rest of the big banks will follow shortly like all good sheep do – follow the leader.

    Earthquakes, read on:

    The Institute of Geological and Nuclear Sciences has confirmed a series of small earthquakes in Rotorua Monday night.

    Wairakei duty officer Tony Hurst says between 7.30 and nine o’clock there were at least a dozen small earthquakes, the biggest measuring 2.5 on the Richter scale.

    But Mr Hurst says they were not strong enough to be recorded properly and were only felt in a limited area, including Western Heights.

    The earthquakes were centred a few kilometres west to northwest of the city and were very shallow.

    Actually I’ve experienced a number of earthquakes. The biggest was in Dannevirke in about 1990 and was 6.5 on the Richter Scale. Quite exciting.It caused about $3m worth of damage.

    Well actually the times to avoid are from Jan 1 to Dec 31 as an earthquake could strike anywhere at anytime AND there won’t be any warning.

    The last major earthquake struck Napier in February 1931 which killed 251 people. That is 73 years ago and a lot of water has passed under the bridges around Napier since.

    As to when a major earthquake is due to strike again weeeelllll you could be killed tomorrow in a car accident on your way to work.

    A number of very minor earthquakes have occurred in the last few days in a number of areas of NZ.

    As long as NZ has a number of earhquakes every year then not a problem. It is when there are very few earthquakes then it is a time to get concerned because the pressure will be building up along the numerous fault lines and something big may occur.

    I seem to remember that a big earthquake occurred in Newcastle a number of years ago which killed a few people.

    So to sum up why worry about when an earthquake may strike, life is too short.
    At least in NZ you don’t have to worry about termite damage to your house.

    Hi Guys

    Hey Westan how did you persuade CD to have a feed at McDonald’s?

    When I was with her she wouldn’t hear of going to McDs. Instead we went to lunch at a nice little place just out of town.

    Tokoroa also has a Burger King and a KFC so plenty of choice.

    Have heard that LAQCs are not suitable for Australians investing in NZ.

    They are only for NZers buying within NZ.

    Why I don’t know.

    I have a trust plus a LAQC, but then I am a NZer.

    Try and get hold of the KPI magazine. It often has articles telling everyone which areas of NZ have the best Capital Growth etc.

    The March issue had a list of the top 100 suburbs for 2003.

    For example Cook-Old County in the Gisborne District had growth of 229% for 2003.
    Wingate/Gracefield in Hutt City had growth of 208%.
    Himitangi in the Manawatu district had growth of 100%.

    Tokoroa didn’t figure in the top 100.

    The April issue had the top 100 cashflow suburbs for 2003.
    Tokoroa was second at an estimated 11.47%

    These lists should give you some ideas omn where to look.

    Hi Shaun

    Welcome to the forum.

    I would do your due dilgence on areas you would like to invest in.

    Once you have done your due diligence on areas and I mean talk to property managers in areas you would like to invest in then set your goals as to what sort of property you would like to purchase.

    May be talk to some of the bird spotters that are sourcing property to further your due dilgence.

    Yields form 10% to as high as 20% are being made throughout the country but mainly in the small towns.
