We rented a stinky house once (work paid for it – thanks so much) my husband would run the airconditioner constantly so he didnt have to smell the smell!
Initially i thought someone had died in it, but after going out for a day of shopping, it became apparent that the smell was animal urine,..
I poured a whole box of Bi-Carb soda on carpet and that did help neutralize the odour, maybe this can work for you if you intend to get another animal lover into the house, otherwise id rip up the carpet, expensive but would you sleep a night in that house???hello,

Thanks stuck-at-two, ive been recently thinking along the same lines, we will have lost less than $1k in incidentals i hope, BW seem to have conflicting information everytime i contact them, and they blame another department when i question why things are taking so long, in a week we will loose the sale – is there anywhere on this site pointing to other finance recomendations? I dont want this to happen again, id rather be happy and deal directly with one person., for and into the future! Have you also had experiences with BW?
When inspecting homes, i am often dismayed and put off at the owners lack of quality finnishings, its like they spent all their money, built the house then ran out of money in the end, leaving a second hand, roughly hand painted shabby kitchen and a half done bathroom with an old bathtub under the shower with shower curtain.
I shake my head, it may have cost additional $6-10k to finnish properly, now they are left trying to sell an overpriced house that no-one wants to buy, surrounded by lovely properties and new brick mansions etc.

Steve’s book ‘From 0-130 properties in 3.5 years’ is a great starting point, its very easy to read and understand (when i got it i couldnt put it down & read half of it in 2 hours) read it and it will save you a headache down the track.There is no ‘easy’ way to make money – you get out of it what you initially put into it. Well it has taken me sometime now to read this topic and all the replies.

My hubby is a maggot (i mean that lovingly of course) hes a simple man (im no brain surgeon either) with a very good job. He is paid well and thinks his wages are more than adequate for our family – but id rather he didnt work.He thinks property investing is just another grand plan of mine [biggrin] and is very skeptical about it actually working, but I enjoy the thought of investing for the future, i love searching and wish he wasnt so negative about it, bought the idea and became my ‘ investing partner ‘ as well as my buddy in life [inlove]
There has been some really good issues and ways of tackling them here that im gonna try out!
If we drop BW, we will miss out on this property, as we simply dont have the time now to apply elsewhere, maybe we should walk away and get ourselves setup better, this started in Janurary with our broker from hell, my husband is getting fed up and I just want to buy my new property and relocate !!
BW have lousy customer service, after calling them. the person doing our loan was sick so left message for her to call me, she didn return the call, so i ring again two days later and she doesnt work today! GREAT
I did ask, and they confirmed that one of our loans have ‘conditional approval’ took 4 days, once provided with copy of contract, they will arrange valuation and it could be further 4/5 weeks till ‘unconditional approval’
By adding a simple outdoor entertaining area could this add value to property and increase rental income?
What sort of budget should you stick with?
Would it be worth it in the end?Any ideas on how we can arrange the deposit?
