    Property: 3 bd green title villa
    Cost: $170k a year ago
    Now Valued: $220k
    Rental income: $180/wk

    To clarify further, I am looking at suburbs that are approx 15 – 20kms out of the CBD as I know any closer would require double if not triple my budget.
