    The other point i noted is that when our accountant did my husband's 2010 tax return he didn't include a property we have in my name only (title) with loans in joint names.  Which is how we had been doing our tax before as well.

    Terry, no they are not but they say their boss who is also a qualified (maybe not practicing though) accountant has advised this!

    They have suggested that i go guarantee on the loan.

    Well that is the other thing, the reno is for an investment property in a low socio economic area. I had quotes for cabinet makers and they came in around $5000 for a pretty small L shape kitchen. I thought i could save at least $1000 getting a Ikea or Bunnings kitchen installed with a tradesman. Only thing is the risk of it not fitting into the space properly etc and costing me more or same as custom in the end.

    Its my first reno as you can see! :)

    Yes that is something i was worried about – the pieces not quite fitting and then the hassle if it doesn't work out right. I have a tenant in the villa so i cant afford to mess them about.

    Thanks. I think i will go down the accountant route.

    Following on from this, any views on whether the ITP's and H&R block people are any good for this? When i call other practicing accountants they bad mouth these organisations. But surely a lot of people still benefit well from their services…

    The thing im actually peeved about is we told our sales agent that we had a couple of lights that have never worked since we moved in and all he said was 'oh you will just have to get those fixed'

    We could have written those into contract as not working!!

     thanks everyone. Yeah i thought about asking a solicitor but it will probably nearly cost me the same. My husband has just said get it done for the sale – we will just know better next time!

    Oh and we have actually provided the approval letter to real estate and settlement agents.
