    Hello Charlie123, just reading your thread. Were you able to partner with any homeowners and get good results. I was thinking on the same lines. sick of paying stamp duty so will be interest to read about your experiences thanks

    Hi,

    My advise is don't tell the council anything. Its like telling the banks more information then they need to know, they will use it against you.

    I have 4 properties in Melbourne and they all have granny flats in the backyard. Its the only way to go for long term buy and hold. I didn't work for 6 months and didn't have to stress about my mortgage repayments

    My tennants don't seem to care that they are living so close to someone else. My only request to the agent is that if a family with kids is living in one, they don't rent the second dwelling to single man as it worries some people.

    One day I removed the old letter box and stuck 2 new letter boxes and within the month got a letter from council demanding 2 rates from that property. Should have stuck with the one.

    you can separate electricity by putting a sub-meter in the granny, then you have no responsibility, the 2 tenants share cost according to meter reading. this costs $1,200
     
    Water is harder to separate. the water boards needs subdivision paperwork before they will add 2nd meter.

    'Ive done very well thanks to the property boom. Bought 4 properties in my twenties and created 8 dwelling. Each property has a main family home and a self contained granny flat  both dwellings rented out to separate families.

    My philosophy is to seek and learn from experts like Carly Crutchfield who teach the whole package and live what they teach.  I then go to experts and tell them to make what I want possible. This what working smarter not harder means to me.

    I don't believe that, who will sell materials and bootcamp tickets for $890 when they are worth $6K, I would like that persons contact details too.

    I saw Carly in Melbourne on stage a month ago and she was flogging her course for $6K and If you have a family member who's done the course and hence got the written material she will let you come to her bootcamp weekend for $2,450  so no I'm not ripping anyone or trying to rip anyone in selling secondhand material at $1K

    Good on you if you can go out and do developments just by talking to experts. Very dangerous strategy.

    I rather rely on educating my self first before throwing myself in the deep end.

    Sounded like a great idea at the time, stamp duty will eat into the profits and in Vic its a large chunk.

    Would the stamp duty be triggered on the initial buying price of property or the price I sell to the builder.

    Someone also suggested that it will be on what the builder paid -the price that I initially settled on with vendors, the difference is what I will pay stamp duty on
    I'm getting lots of different answers

    Hey,The material was bought from a lady who went to the bootcamp last year.

    I no longer have a use for it, as I'm about to do a subdivision just through the dvd's
