    COMMERCIAL PROPERTY REALLY DOES VARY GREATLY ON THE INDIVIDUAL PROPERTY.
    EVEN IF RENTS ARE DISCOUNTED OR THE PROPERTY STAYS VACANT FOR YEARS ,THE PROPERTY CAN STILL GROW DRAMATICALLY WITH CAP GAINS EVEN THOUGH YOU NEVER HAD A TENENT.
    THE RISKS ARE THERE THE SAME AS RESIDENTIAL, THE DIFFERENCE IS WITH RESIDENTIAL YOU DEAL WITH WINGERS AND COMMERCIAL YOU DEAL WITH CONTRACTS.AND THE CONTRACTS GIVE YOU MORE CONTROL COMMERCIAL.
    I LOVE FINDING VACANT COMMERCIAL OR COMMERCIAL WITH PROBLEMS.
    ALSO YOU CAN GENERALLY DO VENDOR DEALS WITH THIS TYPE OF COMMERCIAL PROPERTIES.
    AH…..BUT YOUR MONEY MUST BE ABLE FOLLOW YOUR MOUTH

    i done some scouting around launceston a coupla times .
    the rates there are calculated as an all inclusive charge of council,water,so aint that bad.
    there are plenty of cheap houses such as ‘ravenswood’ but are housing comm and are usually headaches.
    i ahd a lot of inspection around the chaeper suburbs such as newnham’ and mayfield etc.
    cheap for a reason[8]

    roberts advise is second to none.
    ive read alot of books,been to seminars and robert walks the talk.
    his seminars are cheap for what you get, a truck load of knowledge,his books tape sets etc are brilliant.
    anyone questioning robert better question themselves or the the mudslingers.

    great reply by steve,yes we ahve all ecountered this phantom auction technique and this is how you get around it.

    make an offer a written genuine offer.

    and ask that you will sign the offer and the contract in the office ,but you require the vendor to be there to countersign.
    if the seller believes you have a good price he will sign ,game over.[:O]
