Bought a PPOR a couple of years ago in Melbourne. There’s probably around 260k equity in it.
I’ve managed to get my hands on $50k cash.
I’m considering getting an investment property (no apartments) – but i’m not sure which way to go.
-Get a negatively geared place, 400k plus with a low yield and will have a better chance of CG.

hi, this could be a stupid question.
if a property, has gone up in value by say, 120k, i take it i can use that equity as a deposit on another place.
what happens if the property market goes down and that 120k equity drops to 50k?

hi jamie, always see you're a regular contributor on here.
i take it you mean having less cashflow restricts buying more – if that is the long term plan (which it would be i guess).
is it advisble to at least start with a negative cashflow, closer to the city etc etc property, (putting some eggs in the cg basket), and then going for the positive…[Read more]

I'm thinking of getting an IP in qld first (i'm living vic), as the stamp duty appears to be cheaper and i have access to family who just happened to be in the building trade for renos.
