    Hi God of Money,

    I am not saying to to set up a DFT – I am simply saying that when starting out you need to understand why you would set it up and what benefits it gives you..

    I am sorry if I gave the impression that I was against DFT (I absolutely am not!) I just hate seeing people rushing into setting something up that may or may not suit their circumstances or goals.. Thats all… 

    I was not and do not spruck about tax deductions etc…  I was just wanting to encourage the reader to make sure they are informed about what benefits it will give them and then make a decision on that..

    I think that the first thing is to establish what your goal/objective is (you seem to have already established that).

    You need to also establish what your comfort levels are – ie renovations, developments, buy and holds etc – ie what sort of property do you want to buy?

    Once you have established these then you can move on to looking at things like structures – ie what would be the best solution for you, idenfityin areas that are going to provide you with the solutions to your strategy (ie high capital growths or area that gives you the opportunity to buy low, renovate and quickly sell to generate equity etc), finance – getting your approvals in place etc..

    I know you are concerned about servicing – have you considered building up your equity through renovations?  If you brought a few properties with the objective to renovate them and resell them (at a profit) you could continue to build up your equity whilst you wages are continuing to increase over the next 3 years?? 

    I hope this helped somewhat??  Just a thought?? Good luck with everything!!

    Hi Elisa82,

    I think that the first thing is to establish what your goal/objective is (ie retire in 5 years with X passive income, holidays for 3 months of every year, put childrent through private school etc)…

    From that point I think that you need to do a review of the properties you currently have to identify potential equity, costs etc  From there its worth doing a quick calculation to work out what you can potentially borrow to buy your next property.

    You need to also establish what your comfort levels are – ie renovations, developments, buy and holds etc – ie what sort of property do you want to buy?

    Its very exciting and I completely understand you not wanting to make the wrong decision as you have worked hard to get where you are.. Its also great that you are taking the opportunity to educate yourself before you launch into something!

    I think everyone has given you really sound advice and lots of information for you to consider..

    I would support some of the earlier comments and add a few extra..

    Before you do anything sit down and work out your ultimate goal.. (ie retire in 5 years with X income, have a holiday for 3 months of every year etc)…
    You also need to consider your comfort levels (ie doing renovations – given your injuries does this inhibit you?  If so then you need to make sure your strategy is sound for you and your abilities – as well as your comfort levels ie risk).

    The points about having a loan approved after returning from your holiday maybe an issue if you dont have a job to come back to and if I read your information correctly you either have been injured either at work or outside of work – but given how awful that sounds it seems like it might have stopped you from working and therefore once again will effect how attractive you are to the bank… The bank is not a property investor so they don't look at the potential of a property – they look at how quickly can they offload or resell the property if something goes wrong with your loan..

    Given your recent injury it sounds like a holiday is just the ticket and i hope you have a wonderful break! (given I lived overseas for 3 and half years I can understand the calling you have!!)

    I would support what others have said – be careful about who you disclose your bank balance to, as there are many people in this world who would find your situation very attractive and may not have your best interests at heart..

    The other thing I would say would be to ensure that you are absolutely educated before you start making any decisions on property – starting from the beginning of what you want and what you are prepared to do..

    I do wish you all the best, it sounds like you have had a tough time and are deserving of some good luck and a good break!

    Hi there,

    I think you need to start with your goals and objectives – why do you want to invest in property in the first place?  Whats the end game look like?

    Once you have that established then you can work through what are you comfortable or interested in doing – ie renos, developments or just buy and holds etc?

    Once you have that established then its a matter of doing the research and ensuring you have the right structures and finance in place (not just for this property but that everything in in order for the properties you intend to buy in the future (whilst continually referring back to your goals!) so that you don't hit any brick walls or blockages on your journey…

    In relation to setting up a trust etc – they cost on or around $2000 to establish and you really need to identify why or if you need to set one up?  I am all for them but I see many of my clients rush out and set up a trust when they don't necessarily need to..

    You need to build a great team of people around you (ie accountants, conveyancing etc)  These are the go to people and will be instrumental in ensuring you always walk down the right road – (towards achieving your goals!) and will help you limit mistakes that may cost you (either financially or emotionally) :)

    How long has it been since you has your house revalued? If I understand your post have you just "upgraded" as in renovated your house?  There might be a way pull more money out of your house that way?

    Hi there, You have so many questions and given you are just starting out you are absolutely doing the right thing in making sure you have all the information and set up your structures etc correctly right from the word go..

    I am not sure exactly what your ultimate objective is?  You can't take a line of credit or borrow money from a property that doesn't belong to you so your Dads property is his property (from the Banks prespective).  There is other alternative options just depends on your objective??

    Hi there, I agree completely with Number 8.

    I manage a number of our properties and have done so for years without issue, I also find the ones that are managed through the agencies are the ones I am constantly following up, trying to understand their invoicing, questioning odd payments they take out, following up on money owing etc!

    Seriously if you set it up correctly in the first place you have no issues.  I highly recommend joining http://www.poaa.asn.au/

    They have all the forms you need (that meet legal and leg requirements) and are fantastic when you have questions etc.  They also have information on having external company do your inspections for you etc.  They also have a database in which you can have searches done on potential tenants.

    Number 8 was on the money – its all about how you set it up in the first place. You need to meet make your expectations clear and give clear instruction on processes for them – and also for yourself.

    I would recommend it and am in the process of removing the managing agent from the last of our properties they are more trouble then they are worth!!  I can only talk about good experiences.. I am sure there are some that have had bad experiences and I am sorry to hear that.. Its all about what you want and personal choice..  All I can say is make sure that you have somewhere to get the information from.. If you follow the rules and leg you cant go wrong and are only doing something that you are paying someone else to do??

    Good luck with which ever way you decide to go… Just through I would add my two cents as there seems to be alot of people who don't believe its a good idea – I wanted to add some balance is all.. Best wishes!

    Hi there,  The other alternative is that your employer provides you with a letter to say you will or have passed probation?  There is a number of ways to word it that works for the banks and works for the employer – just takes a bit of thought and negotiation..
