    Dear Del,

    You can call me mum any time you like, my kids (3 & 1) do it all the time!

    How did you go about getting an LOC loan that is seperate from your Home Loan and how does this work? I have heard of overdrafts before but don’t know much about them.

    Dear Wilandel

    Does your 20% deposit and 5% fees come from a line of credit against your own home or is this seperate from your PPOR.

    eg. Value of PPOR $165,000
    Loan $ 55,000

    Apply for LOC of say $120,000 to supply you with money for deposits and fees.

    If it is not against your PPOR then how does it work?

    I’m a Newbie so I will also let the cat out of the bag!

    My name is Lee-Ann (23) my husbands name is Andrew (32) we have two georgouse kids (not biased honestly) 3yr old boy and 1yr old girl, they are so CUTE at this age!

    I studied fashion design at TAFE and then got Preggers so have not worked untill recently when I became a Nutrimetics Consultant, mainly for the flexible hours, my husband owned his own painting business for 10 years and closed it down at the beginning of the year to got to Tafe and study Horticulture, he is now trying to get a JOB.

    We live on the southside of Brisbane, in our Ppor and can not wait untill we have some extra money to be able to buy our first IP.

    Finding this site on the net was a godsend, as you are all so helpful and give wonderful advice.

    Hearing all about everybody elses stories is great, and very inspiring.

    Would love to find other Southsiders or Brisie people in general to talk to.

    So say for eg. Rates $1200PA
    Insurance $450Pa
    5% of $9000 $450
    Total Expenses Pa = $2100
    That leaves $6900 for repayments.

    It is so much easier when you have done it once![:D]

    Dear ENJOLady and Others

    My husband and I saw the Programe last night (16/7/02), to enter the compitition you had to ring a number and tell them what your dream renovation would be. Sorry I didn’t catch the number but it is on again tonight.

    Last night they had some good tips for keeping to a budget, most of it was common sense though, like buying cheaper things like doors and light fittings instead of the most expensive ones.
    They said don’t ever throw anything away eg. weatherboards etc, and instead of putting in new things eg. stoves and sinks etc, get second hand ones or ones you have taken from other houses.

    Hope this gives abasic out line of what was on, but we did miss some.

    Dear Everyone Who is Thinking of Going To NZ,

    I hope you all love it over there, just remember to pack your winter woolies, my dad just got back from Christchurch a week ago and said he talked to his mum when he got home (she lives in Christchurch) and they had 3 inches of SNOW! Very Impressive for that to build up that low down! We lived there for 3 years when I was a child and I only saw snow fall in Christchurch, no build up.

    If you would like a nice Scenic place to visit, go to Akoroa, Just north? of Christchurch on the coast. Very quaint, my parents owened the Backpackers there in 1983-5.

    Shame you can’t post photos on the Forum!

    As a newbie I found the above calcutations very interesting.
    How would I calculate how much rent to charge on a property I own to make a +ve returne, and what the percentage of return would be.

    Yes we are going to be very careful about what we do, we dont want to purchase a property to turn around and lose it a short while later.[:(!]
    Have you ever had one of those gut feelings that told you that this was the right time to do something, and that if you sat on your but and did nothing that you would lose the oppertunity of a lifetime.
    Does any body know much about Line of Credit loans and what the pitfalls are? They look very inticing, but are they really that good?
