Just thought I would update. Things have gotten really ugly. I was served with a 3 page outgoing letter in which things like dust in the vent of the (broken and unusable) fireplace and money for the "prolonged non use of the spa" were included (the owner had taken the pump for the spa away about 2 months into the tenancy).

I hope there will never be a next time! I have not enjoyed being a tenant again and am really looking forward to moving back to the PPOR.

Good to know this doesn't seem normal! Feel like I'm loosing my mind a little. I've spoken to NSW fair trading and have pulled them up on the open houses (they can't show the house till there is 14 days left of the lease. Shahin, do you suggest a stand alone loan with 100% offset instead? I have read some stuff on here about banks matching rates so knew what he said was rubbish, he is really shirty with me about the broker thing. Just an update:
I was honest with the banker and told him I only wanted the LOC and was thinking a broker for a number of reasons (including accessing cheaper rates) and that if he would match the cheaper rate then I would stick with the bank. He came back to me with "we don't match rates". Makes it easy for me

I'm currently looking in the 2770 area. Consistently finding properties (townhouses and units mainly) for low 200K renting for low 300. Many need some cosmetic work (paint, carpets etc) to get a higher rent but many are already rented at CF+ prices. While CG might not be huge, the potential to add value is there.

I don't have any personal experience with serviced apartments mainly because the banks seem to hate them! There was one in Townsville that I was really keen on but the bank would only lend 70% of the purchase price and I just didn't have the cash for the deposit. Thanks Terry, talked to a VF lawyer – said all the same things you just said then but made it sound really easy. I'm not so sure.
Just put an offer in with a subject to finance clause in, going to avoid the VF for now. Much easier just to have control of this one ourselves from the get go. Will maybe look into vendor finance when I am the vendor…[Read more]

All dd has been done. This is a good, sound deal. Just need to work out how to utilize VF (and if it is even worth it). Can I use VF to develop a block of land, paying any remaining money after all blocks are sold?

I understand the concept when applied to a house, just not as a strategy for developing land. Especially when I want the entire deal finished (ie, all blocks sold) before I pay the vendor out.

I don't know. Which would be better? What would the costs involved be for an installment contract vs getting a deposit? I could pull a deposit together pretty quickly if I needed to. Would really like to get this rolling tomorrow.
