Rang these guys up.
Told them about my 5.85% rate I am currently enjoying whilst I wait for my Interest Free Loan.
I hope the chap I spoke to was just a telemarketer and not a broker because he was clue free about finance.
Seems they are selling a 6.85% fixed term mortgage minimisations scheme. He claimed I would be better off to pay the extra percent and their fees.
We finally agreed that they had nothing to offer so I asked about the $100. He was lost. Didn’t know what to say and said the manager would call back about it – still waiting. I have no intention of pursuing the cash – just was curious to see what they had.
Top be fair he didn’t know I was a broker. But in all honesty the chap I spoke to did not inspire any confidence in this company.

There is no CGT payable on the PPOR.
If you rented it before you moved in or owned another home in the meantime there may be a CGT liability.

It depends on the rate you fixed at as well. Noone can give an accurate idea except your lender.

If you were to use Interest Free Home Loans then it doesn’t matter where the equity is.
You can have all the equity in the IP and debt in the PPOR and it still will not affect you tax wise.

I would suggest that you do this only if the synergy is substantial.
In general partnerships end up introducing additional problems.

Absolutely. My wife was gobsmacked when they told us to do that! We had to dust the tops of doors too – it was real white glove stuff back in the late 80s and early 90s.
Although I believe that they now use professional cleaners to do the place between tenants. Is cheaper than putting the family up in a hotel for a couple of nights before they move them to the new posting locality.
You will make more money on a normal property but the DHA one is almost hassle free. Good for those people who are a little frightened of being a landlord.

I don’t believe so – it goes from purchase. You have 12 months from Feb 2004 so not a problem.

I have heard owners complain that the long lease affects resale value as they cannot be sold to the owner occupier market.
I lived in DHA houses and I can attest the high high standard of upkeep and inspections done. I have never cleaned curtain tracks with a toothbrush for any other landlord[grrr]

Seems a bit cynical Alf?
What about the broker who, even though gets paid different comissions, disregards that as a factor?
The broker who brings the experience of 100’s of deals to the table?
The broker who takes away the feeling of being overwhelmed to the first home buyer?
The broker who can hold a persons hand and make it all smooth for them?
The broker who saves the client a heap of time by doing a lot of the work for them?
The broker who recommends a building inspection and saves his clients thousands but kills the deal for himself?
The broker who sees through a marketing scam and advises an inexperienced client accordingly?
The broker who works to educate a client for months but that client never ends up buying?
What about the broker who structures a clients loans a little differently and saves him $16 000 in LMI?
Alf, I think you are being a little black and white in a very colourful world. This old chestnut of brokers being paid more by different lenders is just not an issue to all the brokers I know. 0.1% comission difference just wouldn’t influence their thinking.
Of course you can get the same deal – if you knew about it. Did you know that banks never offered Pro packages until the brokers started selling them? You had to know they existed and ask for them specifically
I would encourage you to work on your own loans and I would be very happy to answer any questions you may have along the way – as would any of the resident brokers.

Where the hell are you guys finding deals in the current market which even get close without buying in the back end of the black stump??
Frank – Simple answer is that they aren’t finding many places at all in places such as Newcastle. I get enquiry from people who have found the most remote places.
