    Don’t confuse this with investing in real estate.

    Check the company with ASIC and the ATO. Get a privateruling from them. I hada coleague who bought $30K worth based on the tax deduction and was pleased to pay no tax that year. Three years later it was dissallowed and she had to repay the tax.

    Kwilko has touched upon the crux of the problem here.

    With a conventional loan you will need at least a 5% deposit. 20% would be ideal.

    If the finished valuation comes up high enough you will be able to apply for a conventional loan. Do you think this will be the case?

    If it does then consider http://www.homepath.com.au who offer a cheap basic product at 6.15%. But make sure you apply early.

    FHOG requirements are that you need to occupy the property for 6 moths starting within the first 12 months.

    You can insert anything you like into a contract but remember that it must also be satisfactory to the other party or they wont countersign.

    Increase your cashflow or forgo the opportunity?

    Seems a statement of the blindingly obvious huh?

    Increase the cashflow through raising rental income. Reno, change use etc

    Or get a cashflow partner involved?

    Or don’t buy this one – Opportunites of a lifetime come by pretty often.

    They are out there but not as comon as they were a few years back.

    Two main methods:

    Change the usage and therefore the income

    Search in areas further afield with high rental demand but less long term population – usually mining towns. Remember many believe these to be riskier in terms of CG.

    Keep looking and remember the wealth cat can be skinned in a number of ways.

    DD it isn’t that clear cut.

    Should you believe there is strong potential in one area then perhaps it would be attractive to buy a PPOR and enjoy the CGT exemption when you makea 50% gain in a couple of years?

    Just an example to get people thinking.

    Do the figures on selling and then buying another property later – agents fees, Stamp Duty etc etc

    You are prob looking at nearly $20 000.

    I think one idea might be to target the smallest debt, wipe it out and then move up to the next one.

    Pay IO on the IP loan and send all principal payments into the other debts.

    Just some food for thought.

    You wont find a lender who will give you 100% finance for comercial property unless you have other security to offer.

    I would negotiate with the vendor for a reduction.

    What does the QLD contract say? Are you in a position to call the shots? Or are you at a point where you need to settle regardless?

    I am of the buy and hold school. I would prefer to keep assets and use the income to pay down the PPOR. Put all IP’s on IO and reduce the one non deductible loan first.

    But why wait until the home is paid off before IP’s? That might be years away?

    I see that holding a portfolio of property for the next boom (which is coming but I cannot give a date as my crystal ball is in for repairs atm) will see your worth increase far more than it would had you been focussed on paying down one property.

    Consider keeping the unit, maintaining your repayments on your home and looking for another property to buy…… just a thought.

    My builder spends 2 hours inspecting and another hour showing me everything followed up with a written report – for $250.

    He uses that disclaimer – he would be stupid not to.

    Find a builder recomended by someone you trust and accept that disclaimers are a part of life. Even surgeons use them these days.

    Buying a property seems daunting at your age. That deposit seems so huge.

    Start off with smaller goals. Aim to have $5000 in a managed fund, then double it.

    Soon you will have a deposit tucked away.

    When you are in FT employment you can show your savings history to the lender and they will love you.

    Don’t get distraced along the way by all those things you need to have as Brahms suggested. I didn’t buy my first property until 24 – looking back I can see I couldhave done it at 18but I didn’t know anything about it. Theadults in my life weren’t into property and didn’t show me the way. Took me another 6 years to nut it out for myself. There wasn’t the public info that tere is now – no TV shows and not even a single property book on the shelves!

    You need to get yourselves onto a good broker as fast as you can.

    Don’t do the running around yourself as you will become frustrated. There is a lender out there for you – let a professional show you the way.

    Your incomeand equity are sufficient and with your equity you may be able to avoid the Mortgage Insurers so I think it is doable.
