Have him call you first.
Find a local handyman who can fix smaller problems and look at larger ones for you.
Then call a local tradesman if necessary.
Should be tradesmen and handymen listed in the local paper.

I have never seen this situation.
The intent of the 12 months rental deferral was to enable people to let an existing lease run it’s course. Normal residential leases are rarely over 12 months.
Let us know how you go with your extension.
If you do pay it back I think you might then be able to claim it again when you do buy your home?

Some investors cut their teeth in residential then move up to commercial when they have some experience and capital behind them.

Make up a little folder with pics and prices of recently sold properties around yours that are comparable. Do some of his work for him.
Have the place looking really nice and be friendly and offer him a cup of tea. Get him to like you and want to do the right thing by you.
These little things work and I have seen significant differences in a second valuation where the owner was prepare and friendly.

As usual Steve is spot on with his advice.
I suggest you choose one of your current lenders that you are most happy with. Consider upgrading your current loan to the Pro Pack if possible which will save you fees for refinancing the Citibank loan.

My position is that the part of the new loan used to pay down the non deductible debt will remain non deductible. I would strongly recommend using a split facility to show the two seperate portions quite clearly.
Will make your life easier come tax time.

The first issue is size. Anything under 50sqm is harder to finance. This may not be an issue for you but it will affect the potential market when you decide to sell.
Serviced Apartments are in a similar boat.

The Utilities bill (gas, water, electricity) do come up when the winter comes. Since tenants still pay the same rent, therefore it’s landlord profit margin that got hit by it. Do you have any suggestion regarding this?
Agreed. Factor it in as a cost of this sort of investment. All of us use more power in winter. Keep control of them though with strategies such as mine and reminders through the year. Consider a bonus if they use less power? A Pizza night perhaps – I don’t do this but it could work I guess.
Also, since I live in Melbourne, Victorian State Govt will increase the utilities cost step by step until another couple of years. Based on your benchmark, which is if the utilities cost is higher than the year before, the tenants will have to make up for it, The tenants could argue that the utilities cost go up because of the govt policy, not because of their increasing usage. What’s your view on this?
It is not the dollar figure I compare but the physical usage normally expressed in megawatts I think. From this you can see if the pattern changes and a cost to be levied as per our lease.
Mine are nice kids, who work very hard. They seem to really want to look after the place – I am sure others have a different experience though. I have developed a strategy to choose my tenants and I have enough quality applicants to fill my house three times over with a single email. I think successful people usually find a niche, develop a system and duplicate it. I am looking for my next house atm[biggrin]

As you can see it is regioanl lenders, credit unions and mortgage originators such as Wizard etc that securitise their loans.
The mainstream lenders such as the big four have a very low number of securitised loans.

There is no simple answer to this.
Some houses are better than some apartments and vice versa.
Work out your goals and devise a strategy then get to work is my advice!

It is about the lowest rate available. If low rate is what you want, and lets face it most people do, then go for it.
Ask your wizard consultant if the loans are fully securitised – I believe they are.
This increases your exposure to the Mortgage Insurers even if the loan is under 80% and you don’t pay an LMI premium. At some point this may affect your lending ability.
