    Where are you located and what are you studying?

    Is it formal work experience for your course?

    I wouldn’t be keen on the $10K penalty.

    30 days is a reasonably quick setlement.

    What if the other party delays?

    I would remove it I think unless I had no choice.

    Some lenders are slow – make sure your mortgage guy knows the pressure on you to settle on time.

    I really think this depends on the state the land is in.

    You will probably need a solicitor anyway so why not call some now and pose this question to them?

    Remember to shop around as the fees can vary enormously.

    I am doing it. It works well for me.

    After last years tenants moved out we spent three hours cleaning for the next lot.

    I have a system for selecting my tenants and it works great for me. My students are terrific young folks who will grow into impressive young professionals when they graduate.

    Currently looking for another place.

    I think this refers to rent from flatmates where you are the person on the lease and paying the rent each week! Therefore the rent is simply passing from them through you to the landlord.

    I belive it does not apply to landlords.

    Wish it did – I would move into my student rental and make $450 pw tax free from the other four tenants [biggrin]

    I lived in Malaysia for 2.5 years.

    Not long enough to know how the real estate market works (except as a tenant) Seemed to me that REAs found tenants and owners managed from there.

    I did live there long enough to know that standards of work, govt building codes and inspections and consumer protection are not what we are used to. I also found that many folk see foreigners as wealthy and fair game.

    I would have to research and be convinced of a very good upside before I would consider investing there.

    A wonderful place to live tho and I miss many things dearly!

    You can claim a corresponding amount of the cost of the place – I think it is calculated as a ratio of the space rented vs total floor space.

    See your accountant as this may lose you part of your CGT exemption.

    Depends which state you are in.

    A call to your Office of Fair Trading or equivalent should get the the right answer.

    See it as an opportunity t get a better tenant – not a disaster!

    Also for regulated loans – means the client has the UCCC onside if it is a home.
