    IO with an offset account is my suggestion.

    Pay down as much as you like in the offset but the money is there to use as you wish.

    If you do use it for personal purposes then you wont jeopardise the tax setup.

    This is quite important if you choose to buy a PPOR in the future.

    There seems to be a few tickets being given away at the moment.

    I am wondering if this is a new way at marketing? Lure people to a free seminar where they are flogging something else?

    Haven’t seen any ads for the seminar tickets for sale anywhere?

    Does anyone know anything about this one?

    You need to check out the FHOG a bit further.

    You just need to live there for 6 months. Starting within the first 12 months.

    He is referring to tax deductibility. This is allowed for interest on loans used to buy investments.

    Not on loans for the family home.

    You are on the right track there. The use of splits is vital to reduce tax complications.

    I would make the new loan IO and the IP split as well.

    Focus on building equity in the offset rather than paying down any loans.

    You don’t need to sell it. Transfer title to, say, a trust and have the trust borrow 105% to buy it.

    Put the proceeds into your offset account on your home loan.

    Weigh up the costs of doing this vs the payoff.

    Seek accountants advice.

    I agree, a mortgage broker will be able to help you identify your needs and indicate a suitable lender.

    I suggest you ask your family and friends for a referral to a good one – there are a few cowboys out there!

    Also inner city is usually restricted to certain postcodes – some apartments may not have any restrictions at all.

    The bargains are all around you.

    You need to study the market and be in touch with what is happening. Many bargains do not even get advertised – others have been advertised so long that noone sees them anymore.

    The trick is to recognising them and knowing when they are a bargain.
