Sometimes spreading the risk also means spreading the upside too.
If you research and find something that looks a winner the gutsy thing to do is stake everything on it!
An extreme example and not what I suggest, but I do feel that specialisation is better than diversification. I reckon the success stories are usually about people who choose a niche and exploit it.

I think it can be a good idea to buy in the area that you know really really well and think is great – most other people will probably feel the same. It is demand that drives prices as we learned in year 11.

Your accountant doesn’t know everything.
Ask depreciator about his guarantee – if you don’t get more back than the cost of his report then the report is yours to use for free.
How can you not get one done on that basis?

Buying through any investment companies – bad.
There may well be some bargains coming up after the oversupply and the drop in foriegn student numbers but it isn’t a market I am interested in.

I disagree with Aperry. I think it vital that you see the council planner and see what the zoning is and what is permitted. What’s the point doing a design if you don’t know the basics first?
I have done it numerous times and they are always very helpful to me.

Knowledge is vital in property investing.
The market has slowed and you can afford to take the time to educate yourself. Attend the seminar, read some books and talk to some investors.
It isn’t rocket science but it is important you understand the basics.
I bet you know more than you think – esp if you already have a home. An IP is a home with people paying you rent for it!

Read everything you can here.
Read as many books as possible – do a search here for the books recommended by investors.
See a broker and determine your price range.
Start looking at open homes every weekend. Aim to see 20-50 properties so you can get feel for what is a good buy or not.
Find another investor who lives nearby and buy him/her a coffee and ask questions.
Knowledge is the key.

Welcome to our forum and I am sure you will get out whatever you put in.
As a start you should aquaint yourself with the search function. You will find that there is an enormous amount of info here that will help with all your questions.
You have asked some very open questions… to get you started – an offset account is an amazing account that reduces interest paid on your loan by the amount held in offset. It can have great tax advantages too.
CGT is exempt on your home.
Pos gearing puts money in your pocket each week. Neg gearing costs you.
Seems an easy choice? Problem is that often the better CG prospects are not able to be bought at a pos geared price. there is a trade off here.

Why do you say banks have put the brakes on? I am finding them keener than ever to do deals?
I also suggest that a short term fix at 5% per month can easily turn into a very expensive millstone should things not pan out. Far better to sell an asset than get stuck with a mortgage annualised at 100% pa.
Please be careful folks when considering this type of finance and ensure you exhaust all other options and seek independent advice.
