    ABN is free at the ATO website – you can actually apply on line. Anyone can get one to set up a business.

    A LODOC loan is neither good or bad. I wouldn’t recommend it for someone who doesn’t need one however if you do then it can be the only answer.

    I think a credit card might be worth considering. Gives you a lot of flexibility at not too much higher price.

    No they don’t.

    Rental properties tend to be picked up very quickly just with a rental list in the office.

    Due to the quick turnarounds and possibly costs they are very rarely put on the net.

    Many agents I know can never seem to get around to getting sold houses off the net so imagine them putting rentals up and down every few days[:D]

    Don’t expect any stamp duty relief in the short term.

    If they do reduce it by 50% (hypothetically) then the few thousand you might save will quickly dissappear as the market adjust upwards – consider how much more affordable first home ownership became after the FHOG – NOT!!

    Raymond Terrace is the administrative capital of Port Stephens. As such is has the council chambers and much of the infrastructure.

    There is also a major RAAF base in the vicinity which puts pressure on the availablitity of rental properties.

    On the downside it will always be the lowest socio economic area of the region with folks who can afford to, preferring to live at Nelson Bay and surrounding areas. There are also adjacent rural communities such as Medowie to consider.

    Raymond Terrace has experienced some strong recent growth in line with the rest of the nation.

    Very easy to use either cash or equity to avoid x-coll. Shouldn’t need to refinance either.

    Lessons I have learnt along the way and often remind myself of.

    Property is cyclical as is the stockmarket.

    Things are never different this time.

    Because you have made money in a boom doesn’t make you an expert.

    I think a share portfolio complements a property portfolio.

    Good yield and should get some growth when it is the stockmarkets turn to boom.

    Get some advice from the department of fair trading about recovering some of those charges.

    Find a new PM and have them release the place.

    You may well have to cut your losses and put this down to experience. This sort of thing is fairly unusual.

    I am sure you have learnt from this.

    1/100 yr floodplain will add a degree of difficulty to your finance but don’t let that stop you.

    It is worth doing.

    The difficulty is finding the block at the right price.

    Finance isn’t the issue if the numbers stack up.

    Knowing that you have repairs to pay I would suggest that you renegotiate the price.

    Perhaps even factor in some more for the neighbours [:)]

    You would be surprised what you can do if you try!

    I shouldn’t imagine there would be any difference.

    If you were planning on setting the rate at your rate + 2% then this would still be easily figured using current rates.

    You will be taxed on the full amount tho.

    Why do you need to x-coll? Can’t you just draw a 20% deposit from the growth and then seperately finance the next one?

    And you are right – I have much to learn about financing wraps. My expertise has been the refinance when they cash out.

    Maybe…

    It was one of the big four banks and a very sophisticated client.

    The five properties concerned were over $1M worth so $40K wasn’t a big call to find.

    That wasn’t a very good example – just trying to illustrate a point of how things can be worked out if everyone works together.

    I can assure you that this was all above board.
