    I am a softy so I know where she is coming from.

    If she cannot raise the rent to market value herself then I suggest that using a PM will be money well spent. At $100pw difference she is $5000 out of pocket. Would your sister give them this much cash each year to avoid embarrasment?

    She needs to remember this is a business not a charity.

    This is fine.

    The method in question is where no payments are made on the IP loan until the PPOR loan is gone. This means the interest capitalises ie interest on interest.

    Easy to setup and your broker should be able to help no problems,

    I would strongly recommend you speak to your broker or lender to find out exactly what you qualify for.

    If you choose not to use a broker you need to ensure you contact quite a number of lenders as they will all lend you different amounts.

    Julian,

    Someone else with both your email addresses in their address book has the virus.

    It is common for a virus to send emails to people in the address book made to look as though they are from other people in that address book. These emails try to infect more people.

    The virus has ben detected and a warning email sent to the originator. As the originator is made out to be you – you got the warning!

    Don’t panic.

    You know I used to get a heap of spam in my hotmail account. Then a month or so ago it stopped. Really stopped. I get less than 2 -3 a week.

    Any ideas as to why?

    Also as you all know I had my email address on this forum for ages and ages – on every post I made which is a few now.

    Never get spammed at that address? Knock on wood.

    Now my wife who is very very careful is inundated with offers to increase the size of her genitalia etc etc.

    Figure that out?

    You shouldn’t have to pay CGT on your PPOR.

    There is no set formula. You just have to work out what return you expect and whether it is worth your while.

    You would be able to claim depreciation on the renovated work completed.

    Not the original building cost though.

    Now that this new system is in place, its alot harder on the upline.

    So you are saying it is harder to build a business? I mean you hope to be the upline for many people?

    None of the folks trying to recruit me seem to be have aquired houses, boats and cars like the ones on the promotion slides – I really hope you do better!

    The original purpose of the loan was to buy that property. That property is now taxable income producing. As the interest is a cost of producing that income it is now deductible.

    No need to touch the loan for any reason.

    You can only have exemption for one home. You would have to decide which to have the exemption on.
