If you buy in an area where rental properties are in demand you will get a tenant.
If you have trouble you will find that you can do one of two things.
Drop the rent slightly – even $10 pw can make a huge difference.
Or value add to the property. Even a tidy up inside and out can be enough.

The only benefit here will be the security of knowing what your loan will cost for 15 years. Some people like this stability in their lives.
The negatives are several.
Less flexibility.
Possibility of being locked into a higher rate for a long time, and if so the break costs could be very high if you decide to sell or refinance.I would not choose this myself but I understand many would see it attractive.

Well if you have enough equity to cover a 20% deposit and sufficient income then it will be easy.
Keep in mind that any money you draw from an IP loan for a PPOR will be non deductible debt.

Check out a removal house or a bugdet 3 + 1 brick home. Be careful not to overcapitalise on what is quite a cheap block.

If you have a stable employment history and have permanent employment then a move and a new job is not an issue.
Especially if the new job is in the same industry as the previous one.

Mate, there are no absolutes. A good Ip is one that fits your strategy.
Those who rely on depreciation might find that this property will not give the tax benefits they need.
I could give you examples of 100 yr old properties that are great and brand new places that are dreadful investments!

This a little too PC for me. I lived in a Muslim country for three years and we all enjoyed celebrating every religous holiday from Hari Raya, to CNY, to Deepavali, Christmas and Easter. Everyone enjoyed the positives of each others cultures! I often thought us christians offered the least colour to the melting pot [suave2]
I think the only one who could be offended by an easter egg is the PC brigade!

Good advice. ANZ will allow you to add the LMI to the loan as well. So with $6000 a $120 000 purchase is possible. You will need to cover the purchase costs as well.
If buying a home then the FHOG will come in hadny for these.

For the rope to be within 250 feet of the ground it must be hanging 500 ft down on each side. 500 x 2 = 1000 so that leaves no distance between posts.
