    Nathan,

What sort of coins are you talking about? Older coins or recent new releases such as the Gold coins issued by the mint?

    This is all very interesting.

    Is fraud.

Why don’t you make a concerted effort to save a deposit.

Alternatively if you can get 10% from anywhere you can get a “non genuine deposit” loan.

Can only subbtract 5 from 25 once. After that you are subtracting it from 20 then 15 etc.

As for the diamond one I have no idea – will have to use my imagination as it defies logic!

If he has a Permanent job then he may well qualify for a loan himself – this 6 month thing simply doesn’t exist for all lenders anymore.

Will save you all a lot of trouble.

Check the email address again and replace the at with @.

It is a measure many people take as they believe spiders trawl the web looking for email addresses for spammers.

Probably true but interestingly mine is in full view and I get nil spam – knock on wood [biggrin]

NAB Choice Package is as good as most. No problem there.

If you have non deductible PPOR debt then wouldn’t it make sense to pay all of the principal payments into that loan and reduce it whilst still claiming the most you can on your tax? You are still reducing your overall loan the same. Just keeping it more efficient.

    What do others think?

Do you have any non deductible debt?

    What was your accountant’s reasoning?

Do you have plenty of cashflow?

Lastly, have you got the right loan product?

It is all about the purpose of the loan. Regardless of the valuations involved we would need to show what it was actually spent on. Borrow every cent for the IP inc SD, legals etc. Put any savings into the PPOR loan.

    No.

You can make the new loan interest only and pay down the $30K as quickly as possible which will help a lot.
