    Lets not over react here.

    Lodocs are valid for people behind in their tax returns and for people who cannot be bothered with all the paperwork.

    I imagine that the only folks who need to be concerned are those that have lied on an application. And perhaps those that knowingly assist them.

    Can get a reval pretty quickly with some lenders. In under three months generally but I am reliably informed that Tonto will do it much faster – immediadetly I believe.

    Consider doing the reno on personal loan or even a credit card with a low 6 month intro rate?

    Just some ideas.

    Sounds like you have been watching prime time TV current affairs. I can assure you that most brokers I know are very honest people and don’t refinance folks unless there is a very clear saving demonstrated. People aren’t idiots and will only refinance if there is a clear benefit!

    They may very well redirect comissions back to the client – this is only because they are making money another way – perhaps a fat fee upfront?

    I don’t know anything about these folks but please make sure you do your due diligence before using them.

    A very liberal rule of thumb that many folks use is that neg cashflow = growth. This doesn’t always apply but it gives us the idea that some folks aim for cashflow and some for capital growth.

    To get both would be the ideal but perhaps a mixture is more achievable!

    Listen mate,

    Don’t try to do the legwork yourself – find someone with a good grasp of the lending market.

    You need to get a broker onto this who can find you a loan.

    Ask friends and family for a referral or ask people here for someone you can talk to.

    There are so many products out there that you just need to find someone who has a broad range and chances are they will find you something – time is of the essence here!

    I don’t believe those claims about coke. I think it is an urban myth – nor do I drink much of it either!

    I will bet you a carton of beer that it will dissolve neither a t bone or a nail. Lets test it with the nail as I hate to waste a good t bone!

    Kay,

    It isn’t just the size that represents finance difficulties. It is the fact it is a serviced apartment as part of the hotel.

    I am not saying it is impossible – just that it isn’t as straightforward as other residential investments.

    Also be aware that in a large complex there will always be a number of units on the market. This usually has the effect of setting and even limiting the prices achieved on resale.

    These things always look attractive at first glance. Understand they are selling them for as much as the market values them! They will be hard to finance and the guarantees are only worth the strength of the company behind them.

    These properties are getting harder and harder to find – but people still seem to be finding them!

    Many borrowers are locking in their rates as also many are not. There doesn’t appear to be an immediate threat of a rate rise – lets see what this week holds tho!

    Rents haven’t risen much recently and I am starting to hear that they are slowly creeping up. It is all supply and demand. Find a property in an area where the vacancy rates are low and you will find one with potential for rental increases.
