    What is she going to charge for this service?

    Nearly all of it is very straight forward and easily done by anyone. People here will advise you each step if you need it.

    Possibly the real area this person can add value for you is in the negotiation area. Is there a potential for her to negotiate an exceptional discount? Is this something you can’t do yourself?

    It might be a simple matter of submitting a low offer and waiting. If rejected then raise your offer slightly.

    Please don’t ever think you can’t get a loan until you have canvassed all of the lenders or have a broker do it for you.

    It is often all too easy to shoot yourself in the foot before you even start with a negative attitude!

    Don’tforget folks tha twhen rates were that high the average mortgage was about $100 000.

    Mortgages today are substantially higher whereas incomes haven’t risen comparably.

    The major tools used by valuers are comparable sales in the area and also land values plus building costs.

    Yes.

    On the portion of the loan used for the IP.

    If you have an exisitng PPOR loan then have the IP portion clearly identified on the statement using a split. Your banker or broker can set this up very easily.

    Polished boards look good and are good for capital appreciation, however they don’t wear as well and are not as tenant friendly in a cool climate.

    A good industrial grade sisal carpet is attractive, modern and hard wearing in my opinion.

    Never heard of it.

    Margin calls could fuel a huge dip in the market as it did with the stockmarket some years ago.

    I couldn’t see it becoming a widespread practise amongt residential consumers.

    Sounds like converting company title to strata. Or strata titling an apartment complex oin one title.

    Can be done. There may be structural requirements depending on the age of the building – things like fireproofinf between apartments etc.

    Basic principle is to reduce all non deductible debt before deuctible.

    So if you have a home loan go IO on the IPs until it is gone.

    I am puzzled here.

    Before we start let me say I consider myself to be reasonably up to date on the FHOG and have found many people who have been poorly advised by solicitors, brokers and bankers. Don’t trust any of them – go to the government department.

    The FHOG is a federal initiative administered by the states. I am surprised that there should be any differences.

    Some people are just not well informed and are going off old info. My understanding is that any property owned before Jul 2000 will mean no FHOG. However any IP which was purchased but never occupied since that date is OK.

    Take a look at my website. Under FHOG I have links to all the state bodies administering the FHOG. I bet they have the same requirements.

    I think your advisors are ill informed and would suggest you find some that understand the legislation.

    Take a look at page 9 of the document and I think you will find your question answered.

    Hope this helps. If anyone has ever been told conflicting advice about the FHOG then please call your relevant state authority. Contact numbers are on my website – just go to the relevant state.

    Ring around some nurseries and tell them you want a large amount of cheap natives – ask for the old stock. The public doesn’t buy plants that don’t look 100% and often you can get a great deal on a ute load of rough looking natives that will perk up when planted, fed and watered for a season.

    Most building reports are full of waivers however they are insured so I imagine there must be some accoutability.

    Ask your solicitor or contact the Dept of Fair Trading. This must be a commonly asked question of them.
