    Absolutely possible if the numbers stack up – and a good idea too. This is the way I operate as do many of my clients.

    Best to get yourself a preapproval whilst you are finding the right property.

    Gosh, sounds pretty interesting. It would be very hard to commment on the wisdom of it.

    Do your due diligence. Will they be seperate title? Will the rental market demand them? How will you finance the construction?

    I imagine you would get some good savings doing 14 at a time! Perhaps even be worth putting it to tender?

    Wheree is the project located?

    Us moderators are not self proclaimed experts! I am aware of the dificulties many people have in finding that compromise between return and location.

    IO loans have an IO period of between 5-10 years.

    They then revert to P&I for the remaining period. This IO period can often be renegotiated for a further 5-10 years.

    You can usually pay off part of the principal in this period.

    Here in NSW the tenants will be responsible to continue paying rent until new tenants are found. Also for the costs of advertising and reletting. However you must make every reasonable effort to retenant it.

    I agree with yack.

    I have seen clients have to accept a low offer on their PPOR as they need to get out of the debt. I wouldn’t do it in this market.

    If you sell at top price taking your time then negotiate to buy well you may save a fortune.

    Make sure at every step you are in control! Don’t be that desperate vendor we are all looking for!

    The FHOG is for buying a home. You can use the home for 6 months starting within the first 12 months of ownership to qualify for the grant.

    The deposit you can use varies to as little as 3%. A 20% depositis the best amount to use but with extra costs it can be reduced substantially.

    I would strongly recommend you use a broker. Find one that you can trust – referrals from other people are invaluable in this industry.

    Can you change immediately and pay her the equivalent of three months fees? Is this an option?

    Often the new PM takes care of the change for you after you sign an authority. They may even waive the initial three months fees to win your business.

    Your business is worth quite a lot to the Principal of the agency – have you spoken to him about the current PM? He may even waive the notice after hearing your complaints.

    Worth a try I think.

    No need to buy four at once – one at a time and growth in the current property may be an acceptable strategy?

    Not really enough info for any definate advice.

    I wouldn’t normally advise an LOC unless you really need it – I don’t see that you do in this case so far.

    If you are organising a builder straight off then a loan on completed valuation will be the way to go. Will keep the LVR down and the LMI down too.

    Sounds like a good first project – esp with the FHOG etc.

    Diane,

    The lender will look at the total valuation for all three properties and then compare the total loan size. If it stays under 80% then the loan will be quite simple with no LMI – depending of course on your incomes.

    If you have seperate lenders then top each of the existing properties up to 80% of the valuation and use this cash as a deposit.

    Hope this makes sense.

    I would recommend you continue to save your funds in an offset account.

    When you do wish to buy yourown home one day you will be glad you had done this.
