If it iscold then carpet in the bedrooms otherwise floorboards are fine.
Not a big deal either way so don’t lose too much sleep over it.

I think you will find your figures are a bit out.
I would suggest LMI on a $100K loan with a 90% LVR would be closer to $1200.
This should make the picture a little rosier for you.

I did recently.
Buy a pos cashflow place on an IO loan. Borrow 100%+ to do so. Divert the cashflow into an offset account on your home loan along with your wage.
This will make a significant difference.

His lender may very well require a certificate of cover.
Recently built houses are often targeted by thievesafter new HWS and electrical items such as ovens, dishwashers etc.
I wouldn’t risk it myself.

I find most investors don’t delay their start. The ones that do generally regret it at a later date.
I know I wish I had started earlier.
In 10 years time you will look back and see a significant rise in the value of residential property. Perhaps one idea is to purchase IP’s with the view of one day selling to pay out any PPOR debt you may have.
Is the PPOR you are in the one you will be in for life? If not – why pay it off at all?

My clients all swear by Loan Alert. The designers stay in touch and I am not aware of any problems to date.

Q1 – Only pay SD on the purchase. Once you change usage you don’t pay it again.
Q2 – Tax deductibility will cease when it is no longer available for rental.

If you move from your PPOR you have 6 years grace where you may sell it without CGT.
This is as long as you haven’t purchased a new PPOR. (They can overlap for up to 6 months).

Don’t focus too much on the exact loan. I think the effort at this stage shouldbe in identifying the type of property and the location.
If you qualify for finance the a good broker will point you in the right direction quite quickly.
I would be inclied to recommend IO, also a lender that will capitalise LMI so as to minimise the funds required up front.

There will generally be REA’s who specialise in this sort of PM – I don’t know who they are in Perth.
I suggest you call around or look in the rental ads. I know they are quite obvious up here.
Other than that it is fairly standard.
