    I believe that it doesn’t….however if it is established as your PPOR then the sales duty does not apply.

    Yes it is possible and legal – theideal situation is to settle on the same day.

    Be aware that this was a common tactic to make good money in the last few years. Now that growth has slowed I would advise caution.

    Do your research independent of the marketers claims.

    immaculately fitted out 34sqm unit. located on the 13th floor with leafy outlook….

    i’m no expert but i have a strong family background in advertising who’ve always told me ‘let the buyers know exactly what they’re getting’ that way you eliminate the surprise factor.

    That sounds like very smart advice. Another little gem for me to remember!

    Good point Stuart – I guess I am too used to answering mortgage questions.

    Scotty, you need to be aware that Financial pLanners tend to be less interested in property than they are in managed funds or super.

    I would suggest that you identify someone you know that has been successful in the manner in which you desire to be and approach them for advice. Regardless of their professional standing.

    I know you are concerned about integrity. Thats where a referral helps. I also believe that most successful people have high integrity but there are enough exceptions to this to make your wariness well founded.

    In Adelaide I would suggest you get in touch with the folks at http://www.duckling.com.au – they are a social group of investors and not after selling you anything.

    Having said that – if you plan to buy property then see a boker[biggrin]

    Best thing to do is ask family or friends for a referral to a good broker. If that fails then ask for folks in here to recommend someone they trust.

    If you are happy to use the phone and email then don’t restrict yoursoulf to someone local.

    You can claim the interest on the $80K.

    If you increase the loan on the new IP to buy a PPOR you cannot claim the increase as the purpose of the loan is to buy a home.

    Hope this makes sense.

    It means annual rent divided by purchase price times 100.

    Not as accurate as other investments as there are many other costs not factored in. useful only to compare properties very roughly.

    Yes that will work fine.

    I would suggest getting a split on the loan so the two different amounts are clearly defined. This also means that you pay pay your PPOR off at a different rate than the IP – this will aid in tax effectiveness.

    Then see a broker about getting a 80% lend for the second property. You should be able to avoid cross collaterisation!

    You need to contact a broker and ask about LODOC or NODOC loans. Mine are at 6.85% and less if you can get one through one of the majors.

    Do you have an ABN? If you have two years history it will make things easier.

    Anyway best bet is to give one a ring.

    In this instance Mad Cat was cold called by a Mortgage Minimisation company who wanted to change lenders and charge him several thousand dollars for the privilege.

    If anyone else is considering this please post or email any of the brokers here for a simple check first – Mad Cat can get exactly the same set up through his current lender for free.

    I was in the Army too.

    There are all sorts of lender and as long as you are not on probation then we shouldn’t have to much trouble.

    Talk to a mortgage broker – there are plenty of us around.
