    Yes.

    Shoddy building work can be revealed before it is too late.

    You can walk away or use it to negotiate a discount.

    Just had a client negotiate another $2500 off due to some minor issues. This was well worth the $250 spent.

    I get one regardless.

    I pay $250 for Building and about $150 for Pest.

    Expect to pay about that or a bit more.

    What price range are you considering? For what rental?

    It will be difficult with just the one income betwen the three of you.

    However if there is sufficient equity in an IP then it may be quite possible to do something with a NODOC loan.

    You want to borrow 100% of the valuation?

    Is possible but expensive.

    What if the 6 months time valuation comes in lower still?

    Only by transferring ownership and taking out new loans.

    You will incur CGT and SD so ensure you understand the costs.

    Remembering that the lenders will add 1.5% to the loan when calculating your serviceability there will come a time when either serviceability runs out or the banks deem that you are too “rent reliant”.

    If you are using LMI this time may come sooner.

    At this point we find another lender and/or mortgage insurer.

    Ask your lender for another valuation. Or get another lender.

    When the valuer comes show him the higher val, also do up a folder with details of all comparable sales in the area which support your opinion of the valuation.

    Stacking the contract refers to the practice where the price is inflated but the vendor only accepts the original offer. This excess then becomes your equity.

    It is illegal and not only would I not recommend it, I will not be involved as a broker. I would be surprised if any reputable broker would.

    If you buy land from the developer you can usually pay a minimal deposit $500 – $1000.

    You don’t settle until registration, this can be 6-12 months in some cases.

    It is possible to sell your land with a simultaneous settlement which can mean a profit with only a small amount down.

    Some risks but I have seen it work time and time again – esp in a warm market.
