    you can pay to have the property professionally valued (by a valuer) then you will be able to ascertaint the intrinsic value. Cost about $300.00. I have done this twice in an auction scenario and found it helped me to decide how much I would pay. First property I was highest bidder and it was passed in, second property I was bidding against a person possessed (ha ha) so I didn’t go higher than the value.

    My previous personal banker (same bank) was great and even released a property for me to go with a commercial lender, I have one property up my sleeve as a P& I, with only $50k owing on it, value $365K, so I figured I could borrow against this if needed.My new banker advised me to sell three properties and my PPOR, buy a 1.8mill PPOR, then they would lend more to me again, but I can’t see the sense in selling very good performing investment properties & I don’t need a bigger house.(already 19 rooms) (don’t want to move). I have not had to refinance anything and have never defaulted. So V8ghia, should I build, buy or wait & see.
    I just can’t stop looking at property!!!

    there is also a nudist camp there , wonder how they go with the flies and mozzies….. and before you ask, I only know this because I took a wrong turn along a dirt road and saw the sign, Sunshine, sunvalley or sun something and went in to ask directions…. at least he had a nice smile…

    daviddannai gave you a very good answer… buy large quantities and sell small quantities. Eg buy a property on a corner block, (1,000sqm) subdivide or redefine boundary, sell second block, or build a house for 2nd renter. You only pay stamp duty on first purchase.

    I do a Shortstay (www.shortstay74.com.au)in Newcastle hunter area. $120per night double (2 people)+ $15.00 for each extra person/child. Sleeps 9 people, 3 br,2bath,lounge,library,kitchen, verandah,big yard.I charge a $60.00 cleaning fee which is instantly refunded if premises left relatively clean & tidy (eg: no rubbish,bottles inside) I clean for overnights, and get a cleaner at $60 flat rate to clean for longer stays. Currently booked out until Christmas – easy peasy – run from mobile phone and website.

    Mop with a solution of lemon bleach and warm water, leave overnight to dry.
    Then mop with a solution of napisan (2 cups to a bucket) in warm water and leave overnight to air dry.This worked for me on a property where tenants vacated leaving 2 dogs in the house for 2 weeks to poo & wee.

    Just paid $3,220.00 including tiles to tile a complete 3 bedroom house including full length front patio and small back patio.
    In Redcliffe Qld.

    Hold, hold, hold. My experience , based on two defaulting tenants last year, 6mths loss of rent on one, and 10 months loss of rent on 2nd {tribunal waste of time & money} I was in a position where my back was against the wall, & a noose or a gun would have come in handy then….I just gritted my teeth , put every cent I was earning into the properties, I ended up selling one property at a loss due to the damage done to property & because of the stress, but with a creative accountant I was able to maximise taxation returns of $35k every year.
    If you can recoup your payments from your pocket through legitimate taxation claims, it at least gives you control over your investment strategy. The purchaser of my property, sold the house for removal and has built 8 units on the block….{beggar…..}
    It taught me a lot though, always have an exit strategy, don’t over extend yourself, Fixed rates, & landlords insurance.&…. baked beans don’t taste that bad for dinner!

    Tried to find similar property on realestate.com, nothing……so maybe your agent isn’t advertising it via internet…not a good sign. Is the agent intimating that there is not a rental demand in Gloucester – thus leaving it untenanted? What about vandalism?
    If you need to sell,maybe reduce the price a little, if you are getting responses to your own adds, maybe pay someone (pensioner as advised) a set fee for each person they show thru – they would only be “hostessing a viewing” they would not be selling your house for you, so therefore that is not illegal.,& they can email you reports/comments etc… With winter on its way, it may be harder to shift due to the season.

    Saw the show, was not impressed at all , in any shape or form.
    First of all, wrapping alone is not sustainable & it can be risky and hardwork, that is why they are trying to cash up with seminars, his “kits” and product information was ameuterish at best. The properties that he was “upselling” or “wrapping” were in a terrible state & almost inhabitable. Wrapping to an unfortuneate person who can’t get bank finance at the end of the 1 – 2 yr period,then evicting them and re wrapping to another unfortuneate…well, I am sure there is a “word” for that!
    He sure did spend a fortune on “reinventing” himself……..to do seminars……..hmmmm… maybe he wasn’t believable in the first place.
    One thing though, for the 1/2 hr or so that I wasted watching him confirmed to me that any show boat pony will jump on the “property riches” road to further themself. hopefully any prospective seminar attendees will do DD before they hand over their cash.
    His wrap kits started at $1000. 12 months ago and because he had “tremendous” volume, he put the price up to $3,000.00. is this guy a …… or what?

    I have found Bribie Island, Deception Bay, Burpengary to be excellent return , I was able to buy 3 in BI for under $140K, 6 in DB from between $100k to $134k, 1 in Burp for $98.
    i had held off DBay because I was led to believe that it was an undesirable area, however,I have not had any vacancies, minimal repairs,and excellent paying tenants. Another PI has purchased soley in Caboolture with excellent results all about 40 mins from Bne cbd. Good infrastructure and employment.

    how many rooms do your parents have at $20 per week…… sounds like a real bargain….

    You could buy a PPOR and rent rooms to other uni students, then move back home after 12 months…. which ever you can put up with the longest.

    Just curious, being in year 12, I am assuming that you live at home.
    I would think that you would be better off to go for your first home, receive the 1st home owners grant of $7,000.00 and live in it and rent rooms to other uni students…….. and then after 12 months if this is not suitable you could either sell it (no capital gains on own home)to fund an investment property and move back home, or rent it out entirely and move back home , then purhase a second property as an investment. Just a thought.
    P.S: I once worked for a builder who built spec homes, lived in the plushest for three months then sold on a ratio basis of 1st hse 3mths, 2nd hse 6 mth, 3rd hse,9 mths, 4th hse 12 months in 30 months turned over 4 hses with no capital gains.

    I mentioned to agent re; 10 & 20% and he replied: “Just get a deposit bond”…… I have used deposit bonds heaps of times but only on property that has the contract signed by myself and the vendor, {and I know it is going through} [:o)]am not sure how it works if you hand over the deposit bond and then you are not successful….
    I cannot see this property being overwhelmed with buyers as the agents are trying to sell it as a B&B… and no one I know, makes any sort of money out of B&B.. it has historical value, but needs renovating…hmmm… better check heritage listing too…(urk)
    do you think I should make my offer known to the vendor as well?

    It is 10% deposit with tender
    then if your tender is accepted you are required to pay
    a further 20% deposit within 48 hours or risk losing your initial deposit plus the tender.[:o)]

    You could “salary sacrifice”…….. or pay more into your super fund………or if you had “negative geared ” properties (on paper) you would recieve some of the tax you have paid back as a refund.

    CSA…..if you are a Company entity CSA will not even bother chasing you……….. my ex earns over $300k per annum from “childcare centres” pays absolutely nothing in childsupport for his two children whilst my new partner pays $500.00 per week because he is on a salary. Ex says he only earns $10,000.00 per annum from his Company……and CSA leave him alone, have done since 1996…… I gave up chasing it.
    So you could form a Company and if your wages are salaried, become if you can , a subcontract employee with your Company paying your wages.
