    daviddannai gave you a very good answer… buy large quantities and sell small quantities. Eg buy a property on a corner block, (1,000sqm) subdivide or redefine boundary, sell second block, or build a house for 2nd renter. You only pay stamp duty on first purchase.

    Mop with a solution of lemon bleach and warm water, leave overnight to dry.
    Then mop with a solution of napisan (2 cups to a bucket) in warm water and leave overnight to air dry.This worked for me on a property where tenants vacated leaving 2 dogs in the house for 2 weeks to poo & wee.

    how many rooms do your parents have at $20 per week…… sounds like a real bargain….

    You could buy a PPOR and rent rooms to other uni students, then move back home after 12 months…. which ever you can put up with the longest.

    I mentioned to agent re; 10 & 20% and he replied: “Just get a deposit bond”…… I have used deposit bonds heaps of times but only on property that has the contract signed by myself and the vendor, {and I know it is going through} [:o)]am not sure how it works if you hand over the deposit bond and then you are not successful….

    Thanks Mel,

    It is 10% deposit with tender
    then if your tender is accepted you are required to pay
    a further 20% deposit within 48 hours or risk losing your initial deposit plus the tender.[:o)]

    You could “salary sacrifice”…….. or pay more into your super fund………or if you had “negative geared ” properties (on paper) you would recieve some of the tax you have paid back as a refund.
