If I was new to investing I would not buy site unseen. Im not overly experienced and would not buy without getting some hands on time in the area I was looking at.
Id go 4 capital gain. Each to there own but Im sick of people acting like investing for capital gain is like gambling as opposed to Cf+
Try searching for ’11 second solution’. Youll prob get lots of threads saying people cant find any deals on the net that fit the 11 sec solution .(duh)

From my experience I would not trade using fundermental analysis only technical. You may make a few profits but for long term trading technical is the best in my opinion. I agree on the psycholigical side off it plays a part. Using a technical system minimises this and makes trading easier and quicker. I also believe backtesting is important. Have a look at hometrader.com .I find them to be quite useful.

Agree with GR,s post[cigar]Its been said by more experienced members on previous threads and Id have to agree that cf+ properties are a little harder to find that just looking on the net but have to be put together ie finding a problem and solution etc

I had a property I had to find the construction date for and was advised to ring the power company and find out when the metre box was put in.
Ive had a bit of a look and might be having a closer look at the area.
I would buy $10m worth of AUDJPY ($200k margin required) which would pay me about $565k a year in positive carry and another $60k in interest…..a mere $625k p.a or 62.5%
Crashy. What if the market turned against you. Would you have an exit strategy. I myself would trade $300 000 of it on the fx market using a tested system and put the rest in property. Not sure exactly best way at moment but im working on it.

I plan to sell 2 properties(these being my first 2) realising the profit of about $280000 before tax this year and look at selling my other IP later next year. I had thought about commercial property. It appears to have a lot of advantages. I went to one of Steves masterclasses about 4 months ago. It was a good eye opener and confirmed what I realised that I was a speculator rather than investor. Does anyone have any thougthts on borrowing against your primary home. Im not emotionally attached to it and would have no dramas selling to realise capital if it was financially benifial. I also trade forex and can see it could be very profitable to do it fulltime.
