    BuilderBob,

subscription has access to aerial maps but not ownership database. It does give you info on the property such as dimensions ,general zoning and sale date

    regards

The subscription I belong to has been going for at least 12 months now and is based on one of the members registering through his Company to get the rate. It is envisaged to continue on a quarterly basis as long as there is interest. This time around some members are pulling out so spots are available on a "first come" basis. Not sure how much national access would be but i suspect it would be significantly more.

The membership gives you access to all actual sales data for NSW which can help determine real value of a property in an area of interest, plus "On the Market" data giving you the current asking price, how long a property has been on the market, plus asking price history of all registered houses for currently for sale.

    regards

what is your point about the tax accountant and builder …. are you suggesting they are they experts in reno’s ??? What was their goal ??? Was it to pour as much money into it as possible to reduce tax ??. Did the builder build on emotion to make the best reno in the area no matter what the cost??

Everyone’s goals are different and it is not neccessarily to make a million bucks in a year.

thanx for the insights………… Tomorrow I’m off to see some local agencies for the first time and looking forward to the experience.

Hopefully it will go better than the open inspection I went to a couple of weeks ago……. It was advertised in the local paper as an opportunity not to be missed, so i got there on time and was greeted by a nice young man driving a nice BMW. Ok lets go and see the place I said, but he said there was a problem with the tenants and he could’nt take me through the place. But he said I could go around the outside if I want………. just be careful of the big dog in the backyard !!! mmmmm…….

Asked him if he was the listing agent and yes he was, even though his office was nowhere near the local area. Asked him how much rent the tenants were paying and how long was the lease for. He did’nt know but would get back to me. After 4 days he rang back and said “so what do you think ??? are you interested in buying the place ??”

mmm….. I’m thinking that if i go to an agency i may be only offered properties from the person I see and not the whole agency. Is there a way around this ???

I searched for threads on this subject a few days ago and came across http://www.propertyguide.com.au. If your target area is regional NSW I might be worth a look.

It is primarily another RE website but has a “Sales History” section.
After selecting a geographical area, you are able to drill down to towns, then streets then street address numbers. At this level it shows property dimensions and sale price going back to 2001.

Considering it is a free site, I thought the amount of data available was amazing and a good suppliment to other avenues of info. As a novice I would be interested how more experienced investors rate it

info is sourced from NSW Sales Data © NSW Department of Lands

    regards
