    Yes DAAJ

I can see the difference, but unfortunately some people don’t like to through around numbers. It makes them uncomfortable, for whatever reason.

I understand their view, as I do your curiousity.

Maybe you could re-phrase your questions? Not sure how, without causing some doubt about your motive, or in getting a straight answer.

    Good luck in your endeavours,

    You’re right Kay Henry,

I was unaware of the repetition in DAAJ’s question.

I guess I tend to be a bit naive at times in thinking that most people want to ask out of just sheer curiousity.

I meant no attack on anyone for their reluctance.

    Thanx Richmond,

    You’re right…..cool now!

I just hate seeing someone being cross-examined over a simple case of curiousity.

Sorry if I appeared aggro people! Shame on me [blush2][guilty]

    Bear1964….

    Why not?????

I don’t see the point in NOT answering A SIMPLE QUESTION. I am not suggesting you should; I just don’t think DAAJ should be criticised for asking, that’s all.

I am happy to answer him with a figure…if that’s a bad thing….fine! I’m sweet with it, and if you’re not….don’t follow my lead.

C’mon guys, ease up on DAAJ !!!

He’s obviously just asking!!! True, the risk of dishonest answers is highly likely I suppose. And as for his motive in asking; every heard of sheer curiousity???

DAAJ – I don’t have a problem with your question, or care why you asked it; which is why I was okay with answering your question honestly and without fear.

If you don’t agree with answering it, don’t – but ALSO don’t condem the man just for asking!!!

Again, DAAJ – I HAVE 3 IPS and MY PPROP (outright) and proud of it!!! Now if there is any harm in saying so – SO BE IT, GO ON DAAJ NOW THAT YOU GOT YOUR INFO – BITE ME !!!!!

    DAAJ

Thanks; I am sure I am not the only one, but I guess I am the only one who actually responded to your question!!

Hope a few more people reply to your poll.

Excuse my ignorance here; but according to the figures some of you are throwing around; this venture would not be seen as +CF. Each time I read a post it had people buying properties for say 80,000 and with rentals of 160 p/w (so how come this is different???????????)

    Please explain….

BTW even by my calculations, it is good, but not fantastic!!!!!

    Maybe so Wallflower,

I am ignorant of such things, but I would guess they are costly to set up, and in the end, may not safe a great deal. I can’t really say.

Oh well, will just have to grin and face the taxman head on [wha]

    I guess so Nugen,

    But it’s not for everyone.

Such properties, contrary to beliefs, are become less available.

    Wallflower,

Sorry, I should have clarified….as for the advertised 100,000 house – just because they want 100,000 doesn’t mean I START at that price !!!

    Hi Wallflower,

Let me explain how I work it (it’s by no means the right or wrong way; just my way). If a property is advertised on the market for 100,000 I assume they want 100,000. If they give a range of say 90,000-100,000 I split the difference (using the midpoint) as an indication of what is a likely acceptable figure for the vendor. HOWEVER, it is not always going to guarantee a sale at that price!!

I too have lost properties for a mere thousand or two (at most). But as I am buying an investment, I have to be emotional removed from the property. It is often emotional attachment that guides people to over-extending themselves and their budgets.

Take heart, the right one, at the right price (or the price you are willing to pay) WILL COME ALONG. In the meantime, keep bargaining – maybe use things like shorter settlement periods to win you some favour with the vendors.

    Good luck

    Hey SIS,

just curious…I know you said it was for business purposes (going o/s that is) but wouldn’t it be cheaper to take up the language at a school here?? If you are doing it to have a holiday, that’s cool, but if it is purely to educate yourself…there are cheaper alternatives.
You have to be honest with yourself here.

    P.S.

I was looking at a house once in an area, which “if you buy a house on this side of XXX street you are asking for trouble, but on the opposite side, they are sturdy” etc bla bla bla

Funny thing was….the houses on the “bad side” far exceed the sales prices of those on the good. Go figure???????????

If you are worried, get a building inspection done (albeit late, and should’ve been done before) but at least it will put your mind at ease.

    Hi Millhouse,

I have to agree with Derek, you really need to look into an area BEFORE you sign on the dotted line!

On a brighter note however, I have just purchased a property in Mornington, and Langwarrin is not far from same. Although it is set inland more, Langwarrin is a growing town, and still relatively close to the bay…so all in all….not a bad buy.

There will always be GOOD and BAD critics for anything, anyone and any place. At the end of the day, if you are happy with it….#$%^@ them !!!

Will the property make you money? Yes, well where’s the problem?

    Cheers,

    Hey SIS,

I don’t know your financial situation, which may be keeping you there in Sydney, and really it ain’t any of my bizz. But all I can say, (just like the hair conditioner ad) IT WILL HAPPEN !!!

Part of the problem is you keep giving them a time. DON’T….just say….I WILL be coming back. I know it must be hard, but I am sure they love you enough to have faith in you, and believe that (sooner or later) you will return to them.

I say a great poster once that read:

God grant me the patience….BUT HURRY !!! lol

Seriously, just believe in yourself…and you will make it. If I can….so can you.

    NEVER EVER GIVE UP

    SIS,

Just read your reply to Kay…..

If someone is holding you back, you need to ask yourself WHY??? Do they think you might be making a mistake? Are they just too afraid of risk? Do they have their own motives for holding you back?

My husband is very very (frustratingly-so) conservative, and risk is not something he likes. As a result he has not progressed much financially as he would have liked. I have often told him, that dreaming is okay, but unless you can back it up with some action….you’re gonna get nowhere fast !!!

Look at those around you, those holding you back, and ask yourself WHY….is it them? or is it you (and you’re just blaming them for your own fears??)

Either way, be kind to yourself.

    Hi SIS,

I agree with Kay Henry wholeheartedly.

I must say (for myself personally) I can look at my achievements and smile….if nothing else I have done okay.

All in all, I subscribe to the notion that SUCCESS IS A JOURNEY NOT A DESTINATION…and if nothing else one should enjoy the ride (even if gets a bit bumpy at times along the way, pick yourself up, dust yourself off and keep going).

    Stay happy [biggrin]

    Jo
