    Elves,

    I am not sure if I am to late with my response to your question, as I think you said you had already spent the money in question on property? Is that right? If not, and you are still wanting to know “how to” make use of your funds, I would have to agree with everyone else in here who have repeatedly voiced the “pay off your credit card” suggestion. After all, interest on credit cards in far greater than any profitable property return. I too have a credit card (only one) but nevertheless, the interest is quite substantial. I have found that the best way to make use of a credit card (wisely???) is to repay any purchase money within the 45 day “interest-free” period, that way, I am playing with the bank’s money and not my own. Basically, I get to use their money for free! [cigar][cigar]

    Your situation is somewhat different, however, again, as with Elves, I would suggest pay off your credit card debt first.
    I would be glad to put in my 2c worth in advising you, but I am not real sure of your situation. I thought you were going o/s in a few weeks??? I am not really sure….[blink][eh][hmm]

    Firstly, sorry about the CAPITALISED (oops, did it again; sorry, habit) it is my what of emphasising; I now realise that is not the case. I will to keep that in check.

    Secondly, if you go back over all my posts, I rarely ever reply to RussH, and in one, I actually apologised re a mistaken figure for which he purchased a property.

    Obviously RussH is a friend to you; that’s cool, I hope that continues to be the case. At the expense of making it look that way, I do not fire up at people for disagreeing with me; I prefer if they did, as it is a learning curve for me when they do.

    I respect your opinion; and I apologise if I have expressed myself badly in your eyes. I do get passionate about issues, and at times, this can be viewed badly. I will try and keep that in check also.

    Seriously, I don’t care what or how you conduct yourself financially, this is entirely your business.

    Wanting to help someone is one thing, but actually doing it is another.

    I feel as though you aren’t hearing me, so rather than continue and make you feel that I am merely out to attack you, I will let the matter go. Your last post was a bit more heart-felt and you obviously do have some compassion, just a funny way of expressing it.

    Yes, financially independant at age 28. If you or anyone else wants to know more, I will gladly (without reservation) let them know. But save your respect for someone who really deserves it, not me…I don’t ask for it, nor do I consider my achievements worthy of mention, unless specifically asked.

    Contrary to what you may or may not believe, I am not out to show you, RussH or anyone else up as not knowing what your are doing. I just don’t agree with try to convince others of a noble gesture that is quite the opposite.

    As for books, by free I meant, you had to purchase it…unless you borrowed it, in which can, I stand corrected.

    Did you read the word before USEFUL? I said ALL. I am sure most have useful elements, even if it means they make you think, but IMO they are not ALL useful, and again (strong or otherwise) IMO to believe so is ludicrous.

    Sorry, if that doesn’t still well with you. But hey, I am not out to change your mind, only voice my opinion, which I am entitled to, as are you Baloo.

    Firstly, I apologise for “attacking” you; you’re right that was quite unfair of me….sorry, but you hit a nerve. You claim to care for this woman, but with the same breath you turn around and ask for everyone else to help her….why???? So you can take the credit for it, or to ease your conscience????

    I don’t care about your popularity, and I hope my honesty doesn’t jeopardize same; however YOUR SUGGESTION not my comments is what is questionable here…..you stand to gain from this woman, I don’t. I feel sorry for her too, but I am not trying to squeeze a better deal out of her.

    Be honest, not just with me, or those in here, but with yourself. If you feel threatened by me, ask yourself why.

    I am not a malicious person at all; but at least I will answer you directly; you didn’t answer my PM which I did not post publicily….to save you the embarrassment!!! Hence, I am not our to harm your friendship with anyone here….get over it.

    BE HONEST, or don’t make absurd suggestions, and aboveall ADVISE OTHERS WITH CAUTION….you could be risking their financial well being with your fanatical obsession with some of the book experts.

    That is EXACTLY my point. I have NO OJECTION to READING….it is an excellent means of acquiring knowledge, BUT….it is NOT THE ONLY WAY.

    Caution needs to be exercised…(not too much of course, you don’t want to sit on your hands all your life) but enough to take what your read use it as a guide.

    There is no wrong or right way RussH, and people should do what they are comfortable with, but to proclaim that these books are (ALL) USEFUL is ludicrous! They have elements of usefulness I am sure, but I would never advocate strict adherence to same.

    FREE….my ass….you had to buy the book didn’t you (royalties!!!!).

    So how many years have you got to go before you are financially free??????????

    Keep reading, and keep learning, but do exercise caution. Just because it has a hardcover, doesn’t make it gospel.

    True, some people don’t like books….I Love them, guess I have to….I used to teach literature to university students, and how could I teach them about stuff I didn’t read myself.

    My problem isn’t with books, nor people who read them RussH, my concern is VULNERABILITY which is what so many “get rich” books prey on. You sound like the perfect target!

    There are homes that start as low as 350K in Williamstown, and their growth is just as good as that of 750K. It just depends on what type of house he wants.

    Me personally, I’d start smaller, and work my way up….I didn’t get where I am today by “biting off more than I could chew” straight away.

    Nevertheless, all the best to him on his endeavour.

    Well RussH,

    Put your money where you mouth is boy!!! If you are soooooooooooooooooooo concerned with this woman’s well being, pay her what she originally asked for and NEEDS to pay off her loan.

    Why are you extending your hand out to us???? For all I know, she (a) doesn’t exist, and (b) I won’t be making a profit out of buying her dump.

    You want help her out, and profit from her misfortunate too by getting her home cheap, and asking everyone else to ease your guilty mind because deep down you know you have taken advantage of someone’s misfortunate….get real !!!!! HOW INSULTING!!!

    SORRY ALL, but I for one, WILL NOT EASE YOUR GUILT RUSSH. Do it yourself; if you really care!
    I will be more than glad to help her DIRECTLY not through you!!!

    Just wondering……HOW MANY BOOKS HAVE YOU READ???????

    BTW that guy I mentioned in one of my posts, the one who LOST EVERYTHING and was millions of dollars in debt, started out reading the exact same books you have mentioned plus many many others just like it.

    I don’t see any harm in reading (it is good for the soul) but whatever you do….don’t let these books determine your actions, without thoroughly investigating them (professional advice) first.

    Just a tip, please….no offense intended.

    Why spend 750K when there are so many others (in excellent areas) for so much less!!!

    The median house prices in Melbourne are approx (last time I checked) about 350K; he is talking nearly double that….where does he want to live???

    SEEK PROFESSIONAL FINANCIAL COUNSEL !!!!!

    Reading is fine, but it takes time, and unfortunately in your situation you need to spend yours digging your way back out.

    Your situation, though sad, is not a total loss. YOU CAN FIND YOUR WAY BACK, but my advice is speak to another bank/financial instituion whatever to help in your consolidation….they are out there…..try more than one!!!!

    Above all, spend less time reading, and more time talking on the phone, in person, pounding the pavement, anything that will lead you to someone who will help steer you in the right direction, and that can (here’s the key) ACTUALLY OFFER ASSISTANCE, not just proclaim to have the answers as in the case of so many books.

    Sorry, RussH but I beg to differ on that notion! As you will notice from almost ALL “get rich my way” type books, their aim is to do just that “get you fired up”, however this is not an indication of being correct, and as for making sense, of course it will make sense to the reader; they aim to APPEAL, MOTIVE & make you say “I can, I can, I can”.

    So little red engine, before you set off on your journey, be sure to get proper FINANCIAL COUNSEL before you run the risk of running out of steam!!

    My personal opinion; read less, talk more…words on paper paint a blurred picture, or at least, an incomplete one. You need to do alot of homework before it all “gels”.

    Reason for asking the question; simple CURIOUSITY. Would it make me take on more debt? Not necessarily; I make decisions based on what position I am in at the time, no because others say it’s okay or not okay. Your strategy is fine, so stick with it, it makes perfect sense.

    I couldn’t agree more with your views of what is and isn’t to much debt, based on overall property/asset value. I agree, better 2 million debt on 5 million in property, as opposed to 50K debt on a 450k property.
