    Hi Oztexs,

    Firstly, let me just add a very important note….please do not take any advice in the forum as gospel (mine especially!!!!); always seek professional financial advice, before making any major investment decisions….much of what is suggested here (albeit valid) is often biased by individual experiences and opinions.

    Your situation has many things that need work.

    Starting with you PPOR which is worth 400k, and which you are unhappy in. You suggested moving to another area and renting same. By all means, rent elsewhere, but try and make sure the rent you pay to someone else is less than the rent you get from tenanting your own home. It is worthwhile considering renting it out, as at the moment, being your PPOR there are no tax deductions (i.e. interest on loan payments, repairs etc etc).

    Maybe you could put your parents into it, renting it for a “nominal” fee; claim the tax deductions, and they might even be able to apply for “rent assistance”?????

    I would certainly take a closer look at your “paid off” unit, as it may be worth considering drawing on some of the equity there to help reduce the cost of your current PPOR and then tenant it out. Or maybe you could use some of the equity to purchase a new PPOR in a more favourable area.

    There are several options to consider, and it is vital that you sit down and do the “sums” especially as you have (a) large amount of equity in your PPOR, but no tax benefits from mortgage on same, (b) a non-income generating property, which also provides no tax relief, and above all (c) are unhappy where you are living at present.

    There is much to consider, and it may be worth your while talking to a financial advisor who can help re-direct some of your plans, and help achieve your goals….especially if you hope to have a baby in the near future.

    Thanks, I just wish I could’ve told you that it would work; for both our sakes!!!! I sold one of my IPs and now have a CGT bill (sitting right in front of me, here on my desk)for $77,000 [bawl]

    If anyone can come up with an answer, that would be great; but for me anyway, what’s done is done, and now it’s time to PAY, and PAY BIG!!!!!! [agro3]

    Hi fjficm,

    Not an option, so I have been told; if it were that simple, everyone facing a possible CGT bill from the sale of his/her property would “give” it over to their spouse.

    I asked about it, but was quickly informed that it could not be done; that gifts were limited to a certain amount (eg. 50K), and even if it was possible, you would be giving it at “market value” of 400K. The ATO would view this as a huge tax dodge.

    As for selling it to your mum or dad, who have no income; once they have the property, they have an asset, which unless they live in it, becomes a taxable income (IP), and may even affect any centrelink benefits. Either way, they are liable to pay stamp duty, and YOU still pay CGT because of its increased value from 200 to 400K.

    If it could work, I am sure many would have done it long ago (me included).

    I am in Victoria, our IPs are scattered around outer (within 20km) Melbourne suburbs, at 5% Some agents do charge between 6-8% however, I know many who (like myself) only pay 5.

    I am sure you do a great job, but……….
    Sorry to say; you sure as heck wouldn’t be my PM (not with those rates) !!!!![angry2][angry2]

    Hi Richmond,

    I agree, I don’t think the government’s aim is to lower house prices; it’s focus (apart from winning votes) is to make housing “more affordable” thereby introducing additional incentives (FHOGs)for those entering the market to go out and buy.

    As for the media, it’s level of influence, is minimal, but for those (few) who base investing their hard earned dollars soley on reports from media coverage, these people are nothing more than sheep IMO.

    Hi all,

    Thanks for your ocmments re the value in ex-Housing Commission homes.

    I totally agree!!! I am not against buying ex-HC homes, and believe that if they are in a good growth area……why the heck not?????!!!!

    The RE rang to tell me about me a “bargain” in Mornington (which BTW hubby and I purchased in about a month ago) and when he told me the price he was quick to “reassure” me it was not in a HC area or was an ex-HC property (not that I cared either way!!!!!)

    I don’t doubt for a minute that HC homes have value in them; I have seen this happen to areas in different parts of Victoria, and I would assume (as you all have confirmed) the trend is across the board.

    Many thanks for your comments, and don’t worry if I find a “bargain” I will snap it up regardless of whether it is ex-HC or not!!!!

    I too share your view on cycles…..the intervals between each stage may vary in length, but ultimately (IMO) it is just a matter of time before things come back full circle.

    Hi Marisa,

    You have a virus; which obviously your scanner is not equipped to dispose of. I am not sure about the ferosity of this virus, but I do remember it going around years ago.

    I am not sure how it will affect your PC at the moment, but maybe you could try and update your scanner (in the background) and try to quarantine it. I am not virus-savvy so unfortunately, I am only suggesting what I think, MAY WORK.

    I am not out to make some witty or smart-arsed comment which may atongise Mini further; if I wanted to do so I could have achieved this by some form of below-the-belt reference to the PM incident, but I would prefer to leave well enough alone now!!!!. Basically, I am over it; and I would hope everyone else (including you) is too.

    I am not certain exactly why you brought up the spying/looking at your profile incident (“baiting” perhaps????). On the surface it would appear that you are replying to my explanatory post of days gone past, yet it nonetheless conveys a certain degree of (subtle) animosity; of which I may possibly be mistaken, but in the event that I am not, let me just reiterate…..(once again)……..[smash]

    That I have explained to you the reason for this action DAYS AGO both in a PM and in my public post. If your memory has failed you, I suggest you go back and re-read same, or for anyone who gives a crock, it is there for all to view at will…I have nothing to hide!!!

    Yep I did the same thing with this formula years ago, and it has come in soooooo handy. Like you, all I type in is either the weekly OR the yearly rent (depending on which one I am informed of) and the cost price of the property, and Excel does the rest!!!! [computer]

    Easy…..just give them notice of intention (60 days here in Vic) to increase rent, then simply up it!!!!![thumbsup2]

    Seriously, it sounds like they have it pretty good, the furniture you have provided is in good condition; I can’t see why you have supply their entertainment as well.

    To me, as long as the tenants have the basic comforts like heating, cooling, carpets, wardrobe space, car space and so on……the rest is of little concern to me………they’re my tenants, not my kids!!!!

    I know what you mean by the time you take into account expenses, interest rates etc etc, it hardly makes buying ANY property worthwhile. But I guess what most people (self included)look at initially is the broader picture, hence the 7.8% (using your example) which of course is not the ultimate deciding factor. I do take into account costs, hence net yield, and the vacancy expectancy rates, plus the CG potential.

    What does one do???? I guess you can think about it all, and it is (absolutely) vital, but when you look at the figures, it is a wonder any of us buy anything!!!!

    I am being light-hearted about this I know; I do take it very seriously, and yes M.A. it is not a pretty picture when you really sit down and do your sums!!!!

    Sounds too EZY to me!!!

    As they say “if it sounds too good to be true, it usually is” !!!!

    Seriously, I don’t dispute that it COULD work, but there is a heck of alot of trust that needs to be had here, not to mention a contract in writing of some description, i.e. outlining pre-reno selling price, agreement to split profits etc etc. If you are going to rely on heresay alone……you run the serious (and not so EZY) risk of getting burnt!!! [satan][wreck][wreck]

    Just go to your “profile” page, and scroll down till you get to the AVATAR section, and then using the highlighter bar, scroll down till you find an avatar that you like (you will be able to view each one as you land on it) then re-submit your profile page (to edit) and the picture will appear next to your username.
