Originally, I posted my (as I stated) sarcastic note as a form of humour, but you went in and edited your original post, thereby it looked as though I was having a dig…..which I was not!!!
But I am tired, it’s been a long day, and was just having a bit of a giggle.
As for media hype, anything that is presented on television, regardless of its origin, is still media hype!!! I was not referring to commercial television such as Today Tonight, just the media in general.

No I didn’t, but judging from what you have outlined (much to my ignorance at the time of posting my sarcastic jibe) nothing much has changed……..there is a great deal of speculation, some factual evidence, but basically it all boils down to a shitload of media hype; of which I can’t be bothered with……at least not today!!!

The property I am referring to is in Bundoora (Northern suburb of Melbourne); although I believe the REA rang today while I was out to say the vendor has decided to take it off the market due to poor responses!!!!
If you are in Melbourne, forget DOMAIN, although it is okay, to really get a clear picture of what is happening with RE clearances, take a look at Sunday’s Age, which will give you the previous day’s Auction results, and clearly spells out the clearance rates in percentages.
Yes you’re quite right, there are far more Private Sales, than there are Auctions thesedays, and is it any wonder, with such poor results being achieved???
A year ago, I was putting in offers for properties along with 3 or 4 competing buyers, now the REA are busting my chops trying to sell properties they have had on their books for months!!!! Little do they know, I will be buying again shortly, but for now, I’m just sitting back chilling……give it another few months, and I’ll make my move!!!

Just to recap; yes people are all different, and as such they will buy for different reasons. However, it is imperative, regardless of the reason for purchase, that you do your homework and crunch the numbers before signing on the dotted line!!!! Applying a little TLC and making a few repairs to bring a property up-to-speed is okay, albeit can be costly, but so too can a property that although it may not need any work done the asking price is way too high to begin with. So many factors need to be taken into account, not just condition i.e. location, access to transport, CG potential and so on. Some emotion is fine (within reason) but too much heart can impede on the hip pocket!!! Cute is nice, but it don’t pay the bills!!!!
