Okay, help me fill in a few gaps here….so Wayne, what you are saying is, you will refinance in 2-3 years against (by then) 2 IPs to buy IP #3, yes????? And then, do you plan to keep or sell #3 to pay for #1 & 2????????
I’m sorry if I sound a bit daft, just trying to get a clear mental picture, on what I think sounds like a great plan!!!

Nope, and although it is a beautiful place, I prefer the Cook Islands (especially Rarotonga). Enquired about the prospect of investing there, but no luck, I believe you have to be a native/islander to qualify. It could be the same for Vanuatu….but I’d be interested to know if it’s not….I’LL BE IN THAT!!!!

What if Wayne wants to keep the IP indefinitely, would he not be better off on a P & I loan to reduce the debt, and have it paid off in the end, as opposed to IO for years and then be forced to sell (it or another) to pay off initial loan amount (capital)???

It seems the topic has taken on a “moralistic” turn, and it is not my (or anyone else’s)intention to “bash” anyone, however the issue of “taking advantage” of a situtaion (i.e. offering a lower price) due to the vendors separation/divorce circumstances has sparked a bit of contraversy.

Which is a real pain…as it was a very valuable piece of info offered for free!!!!

Try http://www.domain.com.au and go to suburb snapshot, type in suburb or postcode, that will give you SOME basic info.
Also try one of the search engines, yahoo or google, type in “SUBURB NAME population” (type name of suburb followed by the word population in your search) and also try going to governing council website for more info re the area.

Melbear is right, unless it is in the contract, you chances look slim.
You definitely need to speak to your solicitor about this, and suggest that you do so before even thinking about setting foot on the premises, even without paintbrush or broom in hand!!!!
Legally speaking, without (written) consent it could be viewed as trespassing, but not only that, there are major INSURANCE issues, even if granted permission to set foot on the premises, what if (heaven forbid) you were doing work on site, and injured yourself…..who is responsible????
PLEASE SEEK PROFESSIONAL LEGAL ADVICE ON THIS ONE.

I wasn’t suggesting anything of the kind, and never would!!!
I have been through a separation/divorce myself, and understand the torment associated with this kind of loss; all I meant was, that if they are going to be parting ways, they probably want to get things sorted out as quickly as possible, and therefore a shorter settlement would do this!!

True, there may not be any tax deductions for the “new kitchen” HOWEVER….if the current cooktop or wall oven (for instance) was totally cactus and the tenants were unable to cook on/in same, this could be viewed as necessary repair/replacement. Or has the tax depts views on this changed since I last looked????? [rolleyesanim]

Yes that is exactly what I was trying to say. FYI – I was once a smoker (and not just for a short time either, but for many many years) so please don’t think I am some anti-smoker type or a frustrated reformed smoker hitting out at those who have habitual vices such as sucking on the end of a tabacco stick!!! (Just kidding [tongue] here….light(en) [lmao] up folks)
My reference is more to illness caused to smokers health, the pulic health system, which is by no means enough help for ANY sick person, be they smokers or otherwise!!! And if it meant getting better health facilities for those (ALL) sick people; I would gladly pay TRIPLE taxes!!!
So keep your money, you don’t own me anything; and even though I don’t smoke anymore, I am no less responsible for the tax liabilities as you or the next John/Betty Doe!!!Is that fair enough now??????????
