Hi Jaffa,
Deer Park is about 19km West of Melbourne CBD. It has a high Asian community, and a population overall of approx 14,000 residents. The median house price (for a 3 bedder) is in the vicinity of 250K, which is still very affordable to many first home buyers and/or investors.
Over the last 12 months, sales have dropped somewhat, however it is still growing at about 8% CG per year (it was at 11% rate some 18 months ago).

I agree with you, Melbourne and Sydney are not the only places in Australia.
As for Portland, please check a previous thread which I stated info re population declines throughout Australia. Sadly Portland was nominated as one area of decline (which is a pity because it is a lovely spot):

That’s right, no extra costs aside from 10% GST so in effect I am paying 5.5% unless you take into consideration lodgement fees (as TerryW pointed out) if matters are referred to the Tribunal ($40 or $50; can’t remember off the top of my head).Sorry about the delay in responding KP, and hey no problem; ask as many times as you like or need to…always happy to oblige!!![sunny]

I cannot comment on the rulings in WA, but I do know for FACT in Victoria, there is no “cooling off” period if you purchase at an Auction, and as such no “subject to” conditions will be considered. Hence the buyer would be wise to conduct all his/her investigations prior to bidding!!!
Once the hammer has fallen and the Auctioneer has declared the property “sold” to you, you are bound to its purchase “as is”.
But then as I said, this is in Victoria, WA may be a whole new ball game.

Yes Mark, copies would be fine, however the PMs have always sent me the originals, and kept the copies on their files. I would guess this done with all landlords/ladies(???)
An accountant once told me that “copies” are perfectly acceptable, and if accompanied by the REAs “statement” detailing the repairs, can hold greater credibility (than just the original invoices/receipts) with the ATO!!! Go figure….

I know you are directing your post to REAs, but can I just add my 2c in for what it’s worth???
It’s winter!!! Wait till the warmer months come along, people will be out and about, and it may not send house prices soaring, but there should be an increase, as people resurrect their (up till now hybernating) desire for that elusive “sea-change”!!!
Well, that’s my prediction anyways….if you look at overall clearance rates (sales) the warmer months tend to be more positive.

The PMs of my IPs vary, one for example was from a small agency which I came across when I actually purchased the IP from them. They have since been taken over by larger franchise, as was the case with another IP of mine years ago.
It seems that the bigger fish tend to gobble up the littlier ones in the end anyways.
The key is to check out a few PM and their respective agencies; make a few calls, talk to people (ask for their recommendations) and sooner or later, you will know which PM/agency is the one who will win your business.
