Thanks for the tips Kay, but if you go to http://www.realestate.com.au and select “advanced search” you can actually narrow your search further by specifying the price (max) $100,000 and this (up to 5 mins ago) only resulted in about 7 pages (a better result than usual I must say, but not quite the millions hey???)and true, the first 3 as you said, being carparks, boatshed etc, which left about 4 of which every few ad was a vacant block of land!!! Oh yeah, there are (a) “heap” alright, mind you, I’m not referring to quantity when I say that (tongue-in-cheek)!!!
Now take a closer look, 2 of those little bargains include the two I have posted above, and the rest, well what can I say……if that sort of thing appeals; knock yourself out, but for my money; I’ll stick to property with potential!!!
Sure, some look respectable enough to live in maybe, but take a really long hard look at where they are located; hardly thriving townships!!!

As per the info I sent you, the street address of the property you are interested in is approx 1.8km from the nearest train station. Which IMO is not that far to walk, however it depends on the individual. It is a well located spot, perhaps not as good as some, but certainly worthwhile if you don’t mind walking <2km to get to the train, and nearby shops!!

I believe in dealing with the present as best I can, you know the adage “when given lemons, make lemonade” sort of mindset!!! Worrying causes ulcers, and premature aging; and my preference is for neither!!!

Serious investors will be busy cashing up, and re-investing their money into more lucrative ventures, whether it be property, shares or cash. But if we are strictly talking property, again, I have to stress, SERIOUS investors will know that it is time to either buy for future growth, or sit and wait for the sun to shine once more (as it eventually will).
Second thing, the not-so-serious investors will PANIC and sell up (or try to) or if they don’t have anything to sell, will just moan and groan about how BAD the property market is, and how glad they are they are not a part of it!!!
I have seen 4 cool markets, and the trends/patterns, topics of discussion, doom and gloomsters etc etc are ALWAYS the same, and ever PREDICTABLE!!!! [biggrin]
I think you should double check with the ATO, as although the 6 year exemption period may well restart, if you were claiming another PPOR during your absence, you will be liable for CGT apportioned for the time in which you were using it as an IP.

If you are referring to Somersoft; yes that is correct, it is not user-friendly, but the chatroom is, and it is alot of fun; I’m in it ATM chatting away to a few regulars!!! As for the content of the forum in Somersoft, the quality of responses is far superior, but that is just my opinion; each to his/her own I guess!!!
