I do agree with you in that Steve should not be giving away too much information, after all, it is in his financial best interest to keep some things within the confines of his seminars and books. [sealed] I am also in agreeance, that Steve doesn’t OWE anyone anything per se, however the loyality they (and I do not include myself in this reference) have demonstrated by attending his seminars, buying his books, and contributing to this forum, should IMO be acknowledged even if it is with nothing more than old fashioned common courtesy!! I don’t believe that is too much to ask and certainly doesn’t require giving away revenue generating “trade secrets” (as I like to call them)!!!
I am sure Steve’s followers will appreciate his latter response, and take heed of his advice towards achieving their goals!!!

I just think that the lesser informed forumities; the ones who rely on a straight answer, should expect to get one, especially from one they look up to. Is that wrong???
As for serious investor being too busy with forums, and constantly investing/searching for/doing deals; from my experience, NOT NECESSARILY SO!!!
BTW, I too have seen/been investing through 4 cycles (can’t lay claims to 5 as I wasn’t around in the 50’s)!!! Oh well, that’s just my 2c worth!!!

A word of caution, and I mean no disrespect to anyone’s opinion (each to his/her own) but high sales volume is NOT necessarily an indication of
demandalthough it can be (ie. for affordability) however, it certainly DOES NOT NECESSARILY equate to VALUE; this can be said for areas where sales are minimal simply because people like the area and are reluctant to leave it, hence those trying to buy in will jump on the first house that comes along!!!Never rely on one source of information alone; always check as much information about the area of interest as possible. If you rely on sales graphs; you could be shooting yourself in the foot!!! Forewarned is forearmed IMO; stupidity bears it’s own price!!!

Do your homework, research the market, watch ALL figures/trends, sales/rental prices, CG trends, infrastructure plans etc etc, and then decide for yourself.

Can’t really make an totally informed comment on this guy’s abilities as such, however a friend of mine played me some of his CD once (which I only heard about 5 minutes of) and he seems to be quite the “motivator” as many in this type of money-making industry do!!!
The little I did hear, was very positive and worth listening to. Not sure that I would pay to listen to it, but if it is offered to you for free, it might be worthwhile, even if it is to get you fired up!!! Although, having to put yourself out because of the littlies may be a problem, and may make me think twice!!! Sorry not being real helpful am I???
Aside from that, IMO the only other thing I know about Anthony is that he is a HUGE hunk!!!! (drool, drool) [biggrin] (I’d hate to be standing next to him, I’m all of 155cm)[glum2]

But my point isn’t that the likelihood of wraps isn’t possible; because if people are willing to pay, they will buy. It is more the concern, that properties under <200K are becoming scarcer and scarcer!!!

Hi Jomiki,
Not too many place available (to wrap or not) in Melbourne for under 200K and those that are, I hardly think you will be able to add your part to the price to make it a worthwhile exercise.
Best bet would be to check http://www.realestate.com.au (under Victoria) and using the “advanced search” section refine your search to properties <200K.

Hi John,
A carport can vary in cost for numerous reasons, different people, materials used, state!!!
I have bought IPs with, and without, car accom. in the past, and generally, if it was without and I decided to add it later (for value) a cheap exercise would normally cost approx. 4k (or thereabouts) just for a carport, unattached to the property. To recoupe this money, I would raise the rent approx 10 p/w, and within a year the carport has paid for itself and then some!!!
I remember once, looking at two IPs which I was having trouble deciding on. One had car accom and was priced at 280K, the other did not as was priced at 250K, which do you think I bought??? That’s right, and it rented for $10 p/w less because it had no car accom.
As we discussed over the phone, the 7k you were talking about, does not have to be spent now, and because the property is in close proximity to all amenities, I seriously doubt that I would do so ATM. Perhaps later down the track; certainly when there are tenants in it!!!

Personally, I don’t care WHO wins the Grand Final, whether it is one of our (Vic) teams, or one from interstate!!! To me, whoever plays well enough to make it to the finals, and plays well on the day, deserves to win.

As for the property, yes EFFORT and IMAGINATION (which had better be VIVID) can transform even the ugliest of ducklings, but you better make sure you have a sh**load of $$$ to support your efforts otherwise, you may end up in a worse condition than the property was to begin with!!![blush2]

A possessory right title basically means that when the owner of the land (say for example) passes on, the ownership is transfered into another’s “possession”. Hence, in this case it is assumed that whoever buys the land (2.5 acres, with that poor excuse for a house on it) automatically becomes the owner of the additional title. That’s the simple explanation!!!
However, I believe that the adjacent land which is covered by the possessory right, is part of aboriginal land, and as such, is governed by laws to protect native interest.
Not 100% certain, however, it appears that it does not come unincumbered, and as such, may have a few headaches attached, which would explain the even cheaper price tag (on such a vast amount of land).
It doesn’t ACTUALLY spell out WHO has the possessory right against the title (government, aboriginal people etc???) as such rights usually will stipulate.
One possessory right, in the event of it being a mining town, for example could be as per the following:
RELEVANT POINTS OF LAW. In law, the word “claim” in connection with the phrase “mining claim” perfected with a valid mineral discovery, represents a federally recognized right in real property. … the provisions of the mining laws his possessory right, for all practical purposes of ownership, is as … unpatented mining claim remains a fully recognized possessory right
